thanks it's always reasuring to realize that there might a bit of work. Its the same here all these new builds are going to need maintainance.

depends on what kind of plastering you do, you can either set as in skimming back in the uk or floating as in rendering back in the uk. sand finish is basicaly smooth render if you can do any of them...
