Why do all think your houses are 'worth' so much more than they clearly are. I am not saying this to wind you up. The fact is that UK property was driven to excessive highs by lunatic lending by the banks and buy to let investors taking the place of first time buyers.

Now buy to let doesn't make sense - the rent hasn't covered the mortgage payments for years but they still did it in the hope of capital increases - and banks are writing down billions and having to have rights issues to rebuild their balance sheets. The mad 100% LTV loans are a thing of the past and banks will now be a lot more cautious, for years, about lending money.

If you're just sitting there hoping the market will turn around - you are kidding yourselves. This is the 1990s all over again. If you are serious about moving, drop your price and get a buyer. You'll chase the market down otherwise.

In 1988, at the height of the last boom I put a house on the market for 210k. I sold it 18 months later for 140k. On the way down I turned down an offer of 183k. I won't make that mistake again. If I were selling now, I'd be dropping my price to the level needed to attract a buyer now.

If you sit this out for 6 months, you'll sell for a lot less than you will if you drop now and get it over with.

I was just saying to OH that it is like one big rollercoaster. One minute happyish and then the next totally deflated. I was even questioning whether our house was as nice as we thought it was.

It is hun, it's just this crap market. Your house is lovely. The trouble is, the EAs are still valuing high and all the houses around are still up for higher amounts, so it makes you wonder why your house has to be reduced....

Nic, I think I can hear your brain ticking away with ideas. Do you wake up sometimes thinking about what to do next, I do.

Oh yes! I was up at 6am this morning thinking over things...

Great News!!!

BUT the house selling business is much more stressful!!! :still no surveyor after 2.5 weeks; called the EA yet again (they didn't give us the promised update call on thursday ) - and the buyers are waiting for papers from their embassy! they need that for the mortgage to prove they are residents?! apparently they had some sent already but not the right ones ... so more waiting. according to EA another 7-10 days [sigh]

Fingers crossed they come through soon - at least you know what the problem is - even if the EA is a prat.. but you knew that already!
