Will do. Seems bit awkward really as didnt want to put someone elses board up without speaking to him first. Anyway will see if he can do us a better deal on the Estate Agent fees, couldnt believe what that will cost us. Best so far 1.25% for sole. How is everyone else doing on fees?

House in Peterborough. Estate Agent said its usually 1.5% sole but the best deal he would do would be 1.25%. It was 2% for multi, but dont really want to go multi - dont want to look desperate - well not yet anyway

Best I got with the 1.5% I have but tiny independants the big boys went down to 1.95% but just wouldn't budge after that, now they want 2.2% this is worse than waiting for the visa was Hubby is getting more ratty at going to work daily and I just can't be bothered, spend a lot of time at work sat on net

Ere guys, have good read thru this thread. There are some interesting points. The main one being that a 'cash' buyer sounds good but more often than not turns out to be a nightmare.
A solicitor chum who used to do Residential conveyancing said that it was afact of life that in the housing market people lie. She has done it herself and said that all you can do is live with it, be aware of it and learn to play the game better.
In our case (like TMRE) our buyer has a 'cash' buyer and they were 'desperate to move in'. That was a month ago. We have heard every excuse for delays under the sun and, again from our chum, they are standard ones. "Searches need to be done", "Solicitor is on holiday", etc etc... A real 'cash' buyer hangs on for as long as possible as they are making money from the interest and therefore the longer they can string it out the more they make.
The advice we got from our solicitor chum concerning cash buyers was;
* - If your buyer or buyers buyer states they are a 'cash buyer' request details about where the money is coming from. Do this through your solicitor.
* - Put a timetable on the deal. With financial penalties if they are not met.
* - Be willing for the sale to fall through.
Last week, after being strung out for weeks (total furniture was a matress and a sun lounger!) we informed our EA and solicitor that if completion did not happen by Friday 21st October the price of the house would increase - active from 22nd Oct - by £10K. We ensured a new contract was drawn up and signed ready for 22nd Oct. If our buyer didnt like this they could pull out, we would take the house off the market and rent it out. No grey area, no empty threats, just the willingness to take the house off the market and therfore screw everyone involved. Things seem to be moving faster now but watch this space!
With the exchange rate plunging we would keep the money in UK - high interest account - until the market £->$ improves anyway, so selling is no longer so desperate. We have found a lettings agent who is recommended by friends and dont mind us being out of the Country. Basically we will rent in Oz - paid for by the interest or rent - until we transfer; that way we dont lose. Unless the £££ plumets and A$ goes up for years ahead.....

With independant EA at moment for 1.5% but the contract is nearly up and I'm wondering about going with one of the big boys that seem to get the job done. When we first had them round he said they'd do it for 2% but they rang the other day saying that was when they had first go at the house, now it will be their standard rate of 2.2% that's a lot of money :curse: but we'd have to get the home sellers pack done as well, so even more money

cant believe that they would put up fee just because they didnt have first shot at your house we were told by a few agents that if you're on market before hip came in and want to change agents you can do so and wont have to get a hip done aslong as you dont have a break in contracts, so the date you finish with your old EA start your new EA the same day.

Had a phone call this morning from someone who wants to view! YAY first viewing since July!
It does mean I have to spend all week cleaning the house as I have let it get into a big mess.
Heard on the news this morning that property prices in Wales - where we are have gone down for the last 3 consecutive months. Sob.:curse: So if anyone can spare any karma we need it now!
