There is no stamp duty to pay on my house as it's classed as a deprived area....LOL

LOL. Then it is a bargain!!!! what more do people want??? I can't understand how someone hasn't snapped your house up. Beautifully presented, ready to move in condition, great rental return for an investor, lots of space. I don't get it.

I understand mine not selling - being the money pit it is. Plus it was decorated in the 1980s. (Although EA said not to bother decorating anymore than we have???)

Thanks for the Ks - real or virtual - I haven't checked yet. LOL.

Nice to 'see you' to lovely lady. Andrew's cute too!

LOL.....We were at a wedding in that photo.....I'm pretty drunk in it having a right laugh at something!!! I have lost over 2 stone since then so ignore my double chin....hee hee

Bloomin heck - I have found your 2 stone! It's stuck to my bum after 10 months of sitting on the sofa surfing the net, waiting for the visa. I have probably put that on and more since that pho was taken - it's my passport photo and is the only one on this computer as all the others are on the main computer. So imagine me with double chins. Oh and I have naturally curly hair which confuses people as it is straightened half the time.

Anyone got any news??

Just had a PM from Tiggs and Graz to say they have had an offer accepted on a house in Adelaide. So good luck to them.

We're now thinking about dropping the price of ours again, due to lack of interest...

Our cheeky low offerers asked what the minimum we would accept was on Friday. Told EA our absolute non-negotiable minimum. Haven't heard anything since Looks like they were after a bargain.
Switch to new EA tomorrow, fingers crossed that helps!

I know what you mean. We have a minimum price where we break even. (Apart from the interest paid on the mortgage which we are ignoring as we would had to have paid rent if we didn't own the house.) Trouble is, if you slash the price to the break even point, some bugger will try to offer even less. Maybe slash to break even plus £5 -10K to allow for bargaining if you are keen to sell quickly. In your shoes I would be keen to sell quickly too.

This stuff gives me a headache. Why did the market have to die just when we all want to sell? Bloomin yanks.

The buggers.:curse: I hope they like your house enough to come back with that price. They are obviously very interested.

Fingers crossed for the new EA. It can't hurt - plus there must be some people out there who happen to walk past the new EAs window for a browse and see your your house....

I am just wondering about switiching to a BTL mortgage on this house and then selling at a loss and claiming tax relief on the loss. Wonder if that is legal.....

A Gypsy knocked on my door the other day trying to get me to buy a lucky charm, which I didn't. She said we would be moving abroad this year and to buy a charm for her to tell me more. I didn't......I now reckon when I closed the door she was chanting and flicking bad vibes over my house!!!!

LOL. I bet your neighbour told her your plans. You have done lots of good deeds on BE so I reckon you have enough Karma stored up to ward off her bad wishes.

We have to stay strong and see the bigger picture. We want to do this thing, so we have to force the World to accept our wishes. I know it sounds mad, but I have forced things to happen in the past by just not allowing anything other than the thing I want to occur. Last time we sold a house, I drove the sale as the EA would have let the buyer get away.

We will do it!

Oooh there's been an unexpected development.....Cheeky low offerer has just called at the house with her Dad!! Will we accept an offer £2k below our minimum?? They are living with relatives with their small baby having just sold theirs and want to move quickly. Have exchanged mobile numbers and said we will let them know....
We are going to accept as it would be daft not to
Trying not to get too excited as this is the third time we have sold, the last two fell through. Plus our friends were going to buy it but couldn't raise the deposit so we've had three disasters:curse:
Don't think the new EA will be too pleased- they only took the pics yesterday!!
Everyone cross their fingers that we are not heading for another disappointment

Congratulations! If I were you, I'd say you will accept the lower offer but will leave the house on the market until they get their mortgage offer as you have been let down so many times. Hopefully this will spur them on to get things sorted.
