Who is doing your HIP? You need to ask them how long it is valid for. I asked my HIP provider the same question and they told me that current legislation is that it is valid for a year, but apparently the goverment keep changing their minds

Also one thing to bear in mind. Included in your HIP is the Registry of Land which proves that you own the house and are entitled to sell it. Some solicitors are also trying to charge for getting this document. You only need it once but may end being charged twice for it.

Hello all. With 4 pages being written since this morning. There is no way I'm going to try and multi-quote everyone

Bad news FA about your viewer. But if you had a bad feeling about him then it can't be all bad

My EA's assistant came round this afternoon to drop the particulars off. I must say the way they do the details now is much nicer then when I last bought a house. Nice colour brochure with a floor plan, ooooh.

Anyway, the assistant wanted to have a look around as well. She thought it was lovely. She said that the market had definitely picked up within the last couple of weeks. Lots more enquiries and people wanting to go on mailing lists etc. So that hopeful.

Glad to be of service! You can get a BTL mortgage up to 855 even if the rent doesn't cover the interest IF you have an income to cover the shortfall - so apply before you give up jobs!!

If she does then this will probably be nearer the asking price so if goes ahead we will technically get over as we save £3k EA fees. Fingers crossed.
lets hope things start moving soon as this depends on her selling.

Nicky - i will send you a link to help you get started on knighthood cause it can all go drastically wrong if you start on wrong foot so to speak. One general rule is not to build your barracks until you have your defences built right up (wall palisade and watchtowers) that way you cant be attacked and have your vassals (friends) stolen!

Fly - sorry to hear you didnt get an offer. Still keeping everything crossed for the other lot.....oh and do send me that link Con isnt too proud to win a prize!

Well, I took the bull by the horns this afternoon. I drove past a house like ours which was being converted into flats. I took note of the EAs name and phoned them asking if they would approach the builder and ask if they are interested in our house for a similar project. The girl who answered said that they specialised in developments and had lots of developers on their books. So the Manager is going to phone me back to make an appointment and come out to have a look. 6 months ago, the thought of selling to a developer would have been a definate 'no no', now I just want to sell.

It sounds really easy uugh! Am having to cook dinner in a mo as am out again with netball but will have a proper go tomorrow. The only thing I play on it is scrabble at the moment. Know how to do that one.

I would love to do that to our neighbours, can just imagine their faces when planning went in for flats ha ha. Don't think it would get passed though.

details sounds great Janine, hope they do the trick. We got our Solicitor to do the HIP for our flat as she had all the documents anyway - £299 the same as everywhere else.

Thanks Nicky,

Would prefer to sell to a 'normal' person but none have turned up. The developmet I saw was an extension on the back of the house - so not too bad. Not thinking about knocking down....
