If you try to pick the bottom of the market in a cycle you'll never buy. Buy when you can afford it and remember that it's a lifestyle decision as well.

I'd suggest Penrith as your best bet- nicer than St Marys and is the main centre for this area in the western suburbs of Sydney.

You'll really need to check out newer suburbs about 50-60 mins from the city for that budget and compromise with 5 beds methinks. Try the Hills districts and also the Hornsby line suburbs...

At least you'll be going against the traffic working in Bella Vista, but there will still be traffic- make no mistake. Have you checked out Castle Hill at all? Lots of cafes, shops etc...

Like others have said, Terrigal is lovely but really too far for a Sydney commute. Reconsider other areas such as the Northern Beaches or Eastern suburbs if you want to be near the water...

Agree with Gibbo here in that the Hills District is your best bet, though you could also consider the Parramatta region. I'd go for Baulkham Hills or Castle Hill for your money and criteria, though. ...

Anywhere north of Chatswood on the Pacific Highway would suit for transport as you have both bus and rail ie: Roseville, Lindfield, Gordon etc but if you want to be closer to the beaches you'll need...
