97% is maximum i've seen.

95% are pretty easy to get.

I agree, rent and save the difference you'd be paying in Mortgage and you'll have deposit in no time.

As a programmer with 7 years dev experience, and 3 years of that in Oracle - I suspect you will earn more here than in Canada. I'd say around $70k as a minimum for yourself. but that's my opinion....
