Just a quick update, for first time home buyers in WA there is no stamp duty payable up to $250,000. This came into effect a few months ago. :D

They're suggesting the age of 10 + because of the weight of the guns. Not that they're heavy but I guess they don't want kids dropping it on their toes and hurting themselves. :)

By the way, you need to wear good footwear like trainers or hiking shoes, no open sandals or what the ozzies thongs (worn on the feet!).
