Only posted this as I got wet yesterday for a few of my clients you all might as well benefit.

Hola! mis esurianos y todos,
Still raining?
The beaches at Matalascanas, I. Cristina, N. Portil have taken a beating during this storm. In February 07 (if I remember), it rained for 4 days non-stop.
(Photo is of playa del parador at Mazagon in March 08.)
Sorry, no other photos this trip, too wet. BobD's & Michaelh's photos are the business.
Did explore a tiny bit on Monday, in search of bicycle rental at RagoII. Thought I'd seen a sign at the immobiliario, but was mistaken. (New business opportunity @ first or second commercial centre?) Noted the new (to me) gates at RagoII.
Noted also BobD's book corner at the clubhouse has dwindled to 2 copies - it's GOOD to read when the weather is
Hasta luego,
Carol

Good shots Michael, and not a flamingo to be seen. Maybe they are those muddy sticks in the foreground?

Where are you here or there? I looked at the forecast on ukweather late last week and from Sunday for about 5 days it looked awful, warm compared to here but very wet every day. Got to agree those two take the best picies (if we say that they may post more and often). Still by this weekend it will be much better back up into the mid 20s and sunshine.

Hi to all Esurians,

Just saw this posted on a different thread and thought it might be of interest to those who were concerned about non-payment of community fees by Fadesa.

"Am I right in thinking that your Administrator was put in place by your builder? Thought so... so was ours and he was not even an Administrator just the cousin of the builder. We had to call an E.G.M. (Emergency General Meeting) where over 51% of our owners voted him out as his interests were with the Constructor not the Community. Strangely the incoming Administrator managed to collect the Community fees outstanding by the builder which we too were informed by the outgoing Administrator were not collectable under the law! We even put a 20% surcharge on to this amount and he has paid up fully on 22 properties, he then owned. In my opinion, and I stress it is only an opinion I think your priorty is to change Administrators. Ask other Presidents in your area (you don´t state where you are) or post a question asking for recommendations on this site."

Maria L. de Castro, JD, MA Lawyer also said: -

"Yes... that is a golden rule. Same as in the buying process is essential to have a good independent lawyer to protect your rights and interests, in the after sales, it is to crucial to have a good independent property manager for the same reason with sound expertise in Property Law ( or with a good lawyer by his/her side). Developers have been over-controling the whole process for a long time and there are so many abusive situations to be corrected!!

At the end of the day.... all theses situations seem to be just the unbalanced effects of the real estate boom that has reached to an end. Now, all the mess need to reach a new order. As in everything in life... isn´t it?"

The solution as ever lies in our hands but you have to take action collectively ie 51% if Fadesa still have 51% then you are st***ed

Regards,

John.

Hi John&Kath

In our manzana we voted out ADA and was the best decision. In 6 months the new administration has done more for us than ADA in 2 years. Now we have the best manzana and we pay less monthly.

Hi John&Kath,
I am back here, after having been there for a few days (mostly raining). It was warmer than here (especially with Sunday's snow), and, if I were a duck, I'd have enjoyed the weather, too.
Happy to post that I can now get my morning paper(s) at the ERG (spelling?) petrol station.
Regards,
Carol

Don't buy a paper every day and my Spanish is not good enough for the Spanish ones so I read those in the Patio Cafe for free over morning coffee. A weekend treat is to get the Sunday Times (very expensive) and share the sections over a coffee at one of the cafes on the front at Monte Gordo, if you tuck in behind the screens it is warm even in January. It seems to take three hours to dink one coffee but the world goes by and nobody bothers!

PS is the ERG the one on the motorway?

We're in Rago 1 and I believe we will have ADA initially. Are you allowed to tell us who your new administration company is?

Yes, ERG west bound, for now.
The boys ask for the paper "Marca" for the football. I read Monday's "El Correo" (Sevilla) for its cover of the Feria de Abril (8 -13 April). "Poco a poco" the language sinks in...

Thanks, derek and margaret. Re: further reading. I forgot to mention that the April free edition of "Luz it" (english & spanish articles) was out at the clubhouse. Not so lucky in finding the April free edition of "The Oracle", however. Is it online yet?
Weather related: in today's "Espana directo" TV program, it mentioned rain and winds of tornado force hitting Ecija (Sevilla) this morning. At CE, in the early hours of Wednesday, the thunder & lightning made the glass in the windows rattle.

Regards,
Carol

That sounds exciting my mum used to open the front and back doors when we had that kind of storm to let the thunderbolts pass through.

I think Fortaleza was too busy goading us last week to have got the paper out. He pm'd me on Saturday night to say it was going to press early Sunday morning but not seen anything yet and he has been strangely quiet.

Hi Carol&John

In our urbanisation (Pueblo Andaluz-Marina Esuri) we are the first ones who changed administration. Our manzana President is fantastic and we know our rights, we decide how to spent our money, not the administrators or Fadesa.
