They then sent everyone a DD mandate to start taking payments, but then they said they needed to wait for the full handover from Fedesa, which obviuosly hasn't happened. I bet if we offer them money to do something they will jump at it, but ask them to do something free gratis, then this is the response they give...?
I'm a Rago 1 owner, and hadn't had copies of the minutes or a DD Mandate!

Maybe this would be a good opportunity to take advice of other posters as to appointing a more 'independent' management company - I believe there was reference to the fact that other communities on site had done that? Does anyone have advice as to who these companies might be and the process of appointing them?

Thanks,

Tanya

I suspect they haven't, hence the problem

Hi all,
This came in from ADA Admin ...
---------------------
Dear owners,

As you already know, Martinsa-Fadesa stopped maintaining the swimmingpool. Therefore we have asked a company to do the maintenance ONLY and EXCLUSiVELY of Manzana 2 swimming pool from today.

We inform that the owners of Manzana 1, 2 and 3 can only use the swimming pool in MANZANA 2 as it will be the only one available to swim.

We are preparing a General Meeting in order to agree on the minimun services that are required and will have to be afford by the owners.

We'll let you know date and agenda soon.
-----------------------------

We are in M2 but for the other owners, it is difficult ... who wants to rent or use an apartment, that has a pool, but can't be used because it is not maintained.... I suggest that if this effects you, you contact ADA to get sorted out via an emergency meeting.. I wonder what will be next ...

we are in manzana four on rva 1 and understand that megafincas are about to be appointed to maintain the communual areas for 2,3,4.
I was in spain last week and made aware that some folks from the maintenance companies, notably those companies being sacked by us residents, were stirring things up and adding to the rumours, I suggest you urgently contact the president of your manzana who will no doubt be in touch with ours (the wonderful Blanche) and from here you will get the true story.:

Dear owners,

We have had a meeting with Martinsa-Fadesa in order to analyse the problem with the electric supply. Current situation: yesterday the generator had no fuel and there is a possibility that Gam Co., the generator supplier, may remove it.
In the afternoon we have been trying to find solutions and finally we got more fuel. We have spoken to Gam Co. in order to make them maintain the generator in Las Encinas. On the other hand, we are trying to get the electric installation finished. We believe we can have it done.

In spite of all our efforts, we would like to inform you on the existing possibility that the generator be removed and therefore we will have no electricity.

Thank you. Would you please ask Gam Co. much it costs to keep the generator there with fuel for one more month? If the cost is reasonable you could e-mail Rago 1 owners and ask if they are prepared to pay.

Also, do you know when Endesa will connect the permanent electricity supply? Muchas gracias.

Regards
Fred Rix

Dear Fred,

According the latest news and until new order, the question of electricity it's solved for now. The cost of the generator will be very high. +/- € 3.000,00 / per month for rental and +/- € 9.000,00 / per month for fuel. Amounts we can not assume considering the few owners we have.

Spite we can't confirm, we've been informed that during next week will be ready. But I repeat, it's a non confirmed information.

Keeping at your disposal, I remain,

Lurdes Pires

I find it hard to believe that Fadesa paid out ~€144k in the last 12 months for Rago1 generator hire, rather than sorting out the permanent supply issue with Endesa!!
No way will it cost that much....they are more than likey succering us for the unpaid sums from Fadesa.

i have just had a long chat on the phone with a guy at MF in CE. He was able to update as follows:

There has been some sort of meeting today with all parties concerned about the electricity. All payments needed to be made have been made by MF. Whatever has been delaying action in getting the connection made has been resolved. It seems from what I was told that the council and Endesa were concerned about having bad press and the current situation being investigated investigated.

The upshot of all this is that the permenant supply should be live within 48 hours.....I know we have been here before.

:curse: :curse: Anyone else out there not completed - I understand you have to register your interest with the administrator within 30 days. Who is the adminsitrator? All emails to Fadesa bounce back and no response from the solicitor. No answer to the question of bank guarantees which I am told are law but lots don't comply - a bit like providing the habitation licenses without electricity!
