Re: who else can't sell house in Uk and has visa

It seems to me that the recent uptick in the UK property market has been confined to London and the South East. I know a couple of local estate agents very well and they tell me a lot of deals over...

Re: Whinging Pom House seller

I thought I was offering some sensible advice. Didn't realise I was a troll. I've been here before. Tried to sell in a downturn. You guys want to pack up and leave and I don't blame you. Stuck here...

Re: Whinging Pom House seller

Of course if it is a No Sale, No Fee contract. But if they have sent a bill for advertising and costs etc - they're either trying it on or it isn't a No Sale, No Fee contract. If the person in...

Re: Whinging Pom House seller

Surely the time has come for everyone to get together and drop their prices 20%.

Why do all think your houses are 'worth' so much more than they clearly are. I am not saying this to wind you up....

Re: Whinging Pom House seller

[quote=johull;6297179]So peed off - changed agents finally, after telling them in March they had until the end of the month to pull their finger out, hubby relented and said we would give them...

Re: Positive house selling stories needed!

Always intrigues me this - the idea that agents have different marketing approaches.

It's actually a formula - and all agents use it. They create property details, advertise in the paper, stick...

Re: Positive house selling stories needed!

It's funny you should say that. I am registered with local agents and, as a cash buyer currently renting, the estate agents are (to be fair to them) pretty fired up. On the phone all the time 'have I...

Re: Whinging Pom House seller

Mortgage Interest rates now are higher than they were 3 years ago. We are in the throes of a credit crunch where LTVs are lower than they were 3 years ago. We seem to live in an economy where there...

Re: Whinging Pom House seller

I'd give the auction I go if I were you. I have attended all my local auctions until recently ... I have given up because the prices properties fetch are too high! When I say too high I have seen...

Re: Whinging Pom House seller

If you are in the position of actually ready to go - why don't you auction your house? The housing market seems to be quiet at the moment but property auctions are still getting properties away at...

Re: who else is waiting to sell there house....

House prices were driven up way beyond normal affordability levels by cheap and easy credit. Credit is no longer cheap or easy. Some lenders are asking buyers to come up with a deposit no less!

Re: who else is waiting to sell there house....

The majority of houses in your road sold for some figure in the 300s during 2005. Interest rates are higher now. Why do you think your house is worth more than it was in 2005?

Re: who else is waiting to sell there house....

I'm curious. Why do you think your house has some sort of minimum value? The high house prices of recent years have been fuelled by cheap and easy credit. Credit is not longer as cheap as it was and...

Re: Housing Market

Well web forums are addictive! I spend a lot of time on software ones as I have written my own system to run the business.

And the market is quiet. Time for a meeting to gee the lads up I think.

Re: Housing Market

I'm in the South.

I'm long in the tooth enough not to rule anything out. The biggest single difference between the market now and the market in the late 80s / early 90s is BTL. Of course there...

Re: Housing Market

Well I had a look at that website. Personally I wouldn't recommend it to anyone wanting to understand the housing market. I read through a few threads and got the impression it is dominated by a few...

Re: Housing Market

If they are members of the Ombudsman Scheme they have to conform to a pretty strict Code Of Practice - which covers most areas of the service an Estate Agent offers. Legislation is afoot to make...

Re: Housing Market

When you say contracts are only binding if they are reasonable - I think you might be thinking of the legislation regarding unfair implied terms. This is not the case with your estate agency...

Re: Housing Market

I think you should name and shame them. Nothing you could get sued for. Just facts. 'They failed to return calls,' 'They did not keep on top of the sale,' 'I had to chase them,' 'in my opinion they...

Re: Housing Market

Here's one for you - don't believe everything estate agents tell you - we are programmed to talk the market up!

Just up the road from me is the office of one of the large corporate chains. I know...

Yes I have heard about this sort of thing happening before - to other agents of course. I am ashamed to admit that many agents do not deliver a good service. I have also found that agents chase hard...

Re: Housing Market

Actually when we last had rates that high, very, very few properties were sold. In fact we had a property price crash. I was selling houses then and I can tell you that many properties put on the...

Re: Housing Market

I have mixed feelings as to whether it is better for agents or vendors to handle viewings. It depends on so many things. A good vendor can help a sale - because, if they come across the right way,...

Re: Housing Market

I would suggest you are very forceful with your estate agent. Insist that you will only consider offers from people who are in a position to proceed. Your agent should check the buyer is in a...
