ABS only report on freestanding houses.

The others report on houses and units separately.

APM does also report on both so I'm not sure why the Aus Property Forum admin excluded APM units, maybe...

There's no way prices are going up from here. Affordability is at the limit. People can't physically afford to pump up house prices any further.
