would be interested to know what estate agent your friend works for on Camposol ,is he prepared to name his company.and could he post the details of these houses worth originaly 150.000 and now worth 50.000,I may just buy one,and there are lots of sold signs going up all around Camposol and properties are being purchased by all nationalaties.
You tend not to mention when most of us purchased the euro was about 1.57 to the pound, now you are lucky if you get 1.11..
we live in the VALLEY and not sure were you are getting your info from but we are certainly not sliding down it and neither are our neighbours.
Once again a negative posting from some one who has probably never set foot on Camposol.
Once again name of friend and estate agent would be appreciated, maybe go in and have a chat with him.

Your friend has forgotten to use the word 'some'. In a few cases that is perfectly true, but the price issue is something I believe called 'negative equity' and is happening all over the world, not just Camposol.

The bad publicity concerning subsidence problems with some properties in the area together with the fact that the properties have been built in a valley and they are sliding down the valley means that people who own property in the area are desperate to sell up before the properties end up worthless.
Again this is correct in a tiny minority of cases in a particular part of the development. The ITV programme focussed entirely on this, but neglected to mention the other 99.5% of properties which do not have such problems.

Yes, the houses are a prefabricated construction using steel-reinforced concrete panels mounted on concrete beam foundations, and are as such highly resistant to seismic activity which is quite high in this region. Nothing wrong with that, although it is true to say building regulations are now much more stringent when it comes to thermal insulation. A lot of us have made improvements to this. I don't understand what you mean by repositioning- can you give an example of a house which can?

Yes, he seems a right barrel of laughs judging by his other post today.

I think he's a property speculator who's judged this is the bottom of the market, and is trying to spread even more gloom and doom around so he can snap up some bargains...

RUBBISH....two have been purchased in my street recently.... yes the house prices have dropped, just like they have everywhere else in Spain AND the UK.

There are some fabulous prices on there, people are SNAPPING UP the bargains....and for not living there, why don't you go on there and speak to the residents....there may be some unhappy's who want to sell, and they are probably unhappy because the housing market is slow EVERYWHERE, however there are lots of happy residents with the most beautiful villas and garden.

Go and see for yourself DON'T spread tittle tattle.

Its people like you and your so called estate friend (whos probably having a bad year) aren't we all?? who give places a bad name out of peevishness!

What goes around comes around....Karma!

VERY WELL SAID MAUREEN....ANOTHER VERY CONTENT CAMPOSOL RESIDENT!

There are many and varied reasons why people decide to return to the U.K. not all of them are based on the fact that they had a house on Camposol! These include, the poor exchange rate, the lack of employment, poor health and missing the grandchildren! Yes, some properties bought at the height of the market have lost on the deal but that is also true of many places, U.K. included. Negative equity isn't exclusive to Spain you know!
Perhaps if the estate agents who sold these properties had been less pushy and a bit less economical with the truth then the prices wouldn't have been so inflated at the time they bought.
I for one am happy with my precast concrete build. It is in the valle and is not sliding down any hills! Though it is surrounded by lovely views of hills. I just wish I could sell my U.K. detached bungalow, on a double plot that has new electric wiring, new central heating, new carpet, etc, I could go on, that has been on the market now for about two years with regular revisions downwards of the price, so that I can get on with my life in Camposol.

You have taken the words out of my mouth with your summary. My thoughts exactly.
I just hope the Estate agent does not get named and shamed as they will be pilloried and lose all their buisness.!!
Can someone tell me where these bargains are as we have a little cash available to buy another villa to add to our porfolio of two at the moment!! lol
Kind regards
Jacqueline

hi

Yes you will see villas on Camposol advertised for around 50000 euros - these are the smaller terraced villas called (Victorias, fiestas or Classicos) - these were being sold at just over 80000 euros before the recession (not the 150000 mentioned earlier) and obviously also reflects the change in exchange rates. If anyone does know as in an earlier post of villas which were 150000 being sold at 50000 let me know.
Cheers

I haven't mentioned them because I didn't see them. I just clicked on the link and saw the 45000 ones. Sales price doesn't mean anything anyway. There are some I know asking around a millio euro and are probably worth around 600,000.

Looked there 2002 about the time of the changeover to the euro, the places going for 45k to 50k euro now were around 70k euro then.

Camposol is an acquired taste, you either love it or hate it, but you can't go wrong if buying for the lifestyle and not as an investment and in it for the longer term with money behind you for support over the next ten years or so. There are plenty for 45k euros fortuna or rosa style but get the professionals to check it is built on solid ground, check the area out and speak to the neighbours before parting with any cash.
