Had a call yesterday saying a bill had arrived which I believe is possibly council tax. For those who have houses on Manzanas 1-6 check your post, there is a penalty I think if the bill is not paid on time, in this case I have until the end of Sept.
The penalty is something like 50euros.

PS As far as I know everybodys council tax is due between June and September so if they do not pay in that window they will incur the fine plus ongoing interet

Depending on your stance this will either be good or bad news.
The Social Housing Deal signed between the Ayuntamiento, CAM and Fedesa back in May/June to flog off around 5% of the housing stock actually built at a significant discount and offered to locals aged below 35 years on low income at subsidised rentals on a Let to Buy type deal with discounted Mortgages available later is "effectivly paralised".
This is NOT confirmed but anyone following what is going on will know why this is more than likely to be true

For those of you have already completed LOOK at the list of debtors that you will probably find posted in the Foyer.
Maybe John as in John and Kath will know what happens when most of the debts are simply unrecoverable.
I don't know what if anything the Law of Horizontal Division says, nor what the Civil Code says but I do know that the lists of debtors are huge, many listed are likely never to pay as they have disappeared into the night or are subect to some form or other of liquidation proceedings.
It is all very well that the Law allowsthe President or Administator to sue them but this costs money and if the owners can't pay or disappeared who is going to have to pay for the lawyers and the debt?
My concern is it will be those left behind.

Both Urbanisations where well over 10 years old and the same size or larger than those on CE. The three on CE I know about are already at around 10,000, 17,000 and 29,000 Euros.

The debt is never unrecoverable as long as there is value in the property subject to the debt. The community simply seizes the property and sells it to settle the debt. Now I know that in times such as these that is difficult to contemplate however I am sure for a normal owner who has been "forgetful" about his CC the threat would be enough to force him to action. For others who have simply walked away and handed the keys to the bank arrangements will have to be agreed with the bank. For a liquidated owner then agreement must be reached with the liquidator and it is in his interest to keep up the communal maintenance to improve his chance of selling stock.
What is needed here is a truly independent President a switched on penny pinching administrator and a very good independent retained lawyer.

Yes thats the one nice pale blue. If you take it to the bank to pay it as a one off rather than setting up a DD then they need the top copy. I asked for a photocopy so that I could keep track of things particularly the catastral value.

We went the DD route never had any problems .
I am sure you all ready know the Catastral value comes into play if & when you get involved with the N.R. Wealth Tax
