Council Tax payments for the year are due and should be paid in the 3rd Quarter – July 1st to September 29th.
On September 30th a 20% fine is added and thereafter interest incurred.

We were late for 2007 rates and therefore had to pay cash immd at the office, For 2008 we were in time and were given the two blue slips and asked to pay at the bank. We had to show our NIE doc as well as utility bills at the office and our CE address details came up on the computer. The office is just off Laguna Sq, if laguna Bar is behind you and the town hall to your right then take the first right. the office is on your right B4 the ice cream parlour. Friendly and helpful.....no probs at all.

We have a townhouse on RVA1 (the later ones) La Jara, we completed about Jan/Feb time are we due to pay? Have no problem with that but just don't know if it's due. Do they send you a letter?

How can they charge Council Tax (IBI) on properties without electric? Surely if there are no utilities then they do not have an FLO

That said, the council, as stated before, have committed to ensure the electric supply (generators) regardless. This is a service that should be the responsibility of others. As an aside, although not an ideal situation for many of who do have to rely on the generators, I presume you are not paying so as such you are getting free electricity whilst others on site have to pay. I could be wrong on that.
Anyway, the council have stepped up to the plate. Whatever your feelings about them, whatever wrongs they have done in the past ( and it is a long list) this gesture should be welcomed.

let's end the day on a high note (sorry for the pun) - yes, the night is young for some - with a mention of the forthcoming XXVI International Music Festival of Ayamonte (1st - 16th August), especially the "zarzuela" on the opening night.
Imagine the scene. Plaza de la laguna. The time around about 22.30 hrs and a cool breeze floats in off the Guadiana. The stage is lit, the moon appears from behind a cloud like a "ghostly galleon"...

GOOD NEWS: (or if you are Yorkshire Scratcher or one of his cronies, bad news as it is one less thing to moan about)
Finally had the meeting with the council today who have assured me that ALL ELECTRIC SERVICES (INCLUDING GENERATORS) WILL BE MAINTAINED. This is a basic right so they say they have to ensure it is provided. As for the generators, they will not just maintain it for a month as previously posted but FOR AS LONG AS IT IS NECESSARY to ensure the full mains supply.
Other services, such as the upkeep of the area, rubbish colection and street cleaning etc will be maintained on a minimum level. There are too many people who have not paid their council tax. Come on guys, your council tax has nothing to do with Fadesa so if you want to keep your services going, pay up like everyone else. It is Ayamonte people's tax euros that will help maintain the Esuri site, the least you can do is match them. I know many of you have paid, but the rest need to do so also. Just go down to the council to pay your bill - and avoid the fine.

:curse: :curse: Anyone else out there not completed - I understand you have to register your interest with the administrator within 30 days. Who is the adminsitrator? All emails to Fadesa bounce back and no response from the solicitor. No answer to the question of bank guarantees which I am told are law but lots don't comply - a bit like providing the habitation licenses without electricity!

EL Pais reported in yesterdays edition that Snr Martin had meetings Wednesday to begin to sort out the Administrator. This is done by open tender and it will be some time before they are appointed (there will be more than one due to the size of MF). Word in other Spanish press is it could take till Christmas to make all the appointments. So it could be a while before you can register!
The big advantage to MF is that they are now in Protective Administration which is a long way from B****Y, a word I will not use since I am very upbeat about things now having seen for myself. It means that a small debt to a generator hire company cannot be used to force Fadesa over the edge. Unlike the Sunday Times who clearly did not do their research as well as they might they did not understand the position and no doubt made it worse by their report.
Yes it does appear that like many other companies Fadesa did not issue BG as a matter of course as required by law but were occasionally forced to do so by aware solicitors.
On the electrics problem I still have to marshall my thoughts but it seems to me that Fadesa and Endesa were playing a big game of chicken and Endesa won but as ever there is much more to it and it is you and me that have the potential to get hurt not Endesa.

PLOT OWNERS:
I've discovered that a certain person who shall remain nameless but has a vested interest in the owners of the plots has been contacting said owners telling them all that they must complete now.
Thinking this to be a bit dubious, I managed to find out the following.
As expected, the judge signed off on the Voluntary Admin yesterday. What happens next is that an announcement must be made in all major newspapers telling creditors that they have 30 days to register the debt owed to them. The 30 day period begins after the LAST announcement appears.
HOWEVER, plot owners are NOT creditors and are not affected by the above. What you have is a contract with Fadesa that has not been completed/honoured (if that is indeed the case). If you believe that the terms of your contract have not been completed, you can launch an action against Fadesa for not executing the terms of the contract as laid out. That is a seperate process to the creditors.
Therefore, with that in mind, there is no immediate rush to complete just to fall in to the time frame of the Creditors Registration Period.
I hope this puts some people's minds at rest

On Wednesday I took exactly the same photo as this one but I will not bother to post it now. Suffice to say it is just behind us and 2mins after I took a mob of people appeared in 2 Sevilliana-Endesa Landrovers and a van and examined it very carefully and at length. About 1 hr later they had gone. On Thursady morning 08.30 there were people doing things at the site of the generator at 16.30 (my last site visit) they seemed to be preparing to lift it from there so it may have gone by this morning but I am not there to report.

Unlike UK where the mains supply is connected to house by the national
electricity companies it is different here. Endesa put in the transformer
stations and the substations but then the actual connection of houses to
mains supply is done by the builder. Fadesa sub-contract a specialist high
voltage electrician to do the job, which is expensive. We assumed,
therefore, due to their lack of funds, even before liquidation, that this
was the main reason for the delay. Apparently this seems now not to be true.
In fact the additional problem is, according to the town hall and confirmed
by Megafincas, that Endesa did not put in sufficient high voltage capacity
to accommodate all the properties which have been built in Esuri. It seems
they miscalculated the ongoing growth and size of the urbanizations.
This means we at Las Jaras, the Ragu 1 apartments, and all the other smaller
developments like Albatross Golf, Hernandez, Titan, Vista Esuri etc etc and
the hotel & shopping centre will have the same problem. There are apparently
similar problems at El Rompido, Portil, and even Huelva, where whole blocks
of apartments have been built but are unoccupied because there is no
electricity. It would seem then that we may be on generator power for some
time to come.
I asked Megafincas how could habitation licences be issued if the town hall?
Were they aware of the problem? The answer seems to be that keen to see
economic growth in Ayamonte and surrounding towns, the property
development got a bit out of hand and they did not stop to consider the
implications and consequences!!!!

Massive mistakes have been made all round and I'm sure everyone will love a good moan to let it out of the system. However, at the moment I think it would be better to focus on going forward from where you all are, what you can do etc instead of dwelling on the multitude of past mistakes.
IMHO, when everyone is 100% sure they have their investments protected to their liking, let the recriminations begin.
