Yeah you need to be an Australian citizen or be applying for citizenship with evidence of this. Then you sign a document to that effect and if you are unsuccessful they can ask you to...

Jsu an update. I only lasted a few months as a realestate agent and went back to my normal day job (Purchasing manager) being a realestate agent in Aus is very different to the UK.

We used Hertz, pre booked, received upgrade on car upon arrival. No fuss at pick up was on road in 10 mins. Had car for 2 weeks $1000.
