You'll struggle to get a 3 bed even on Springs for 100-110k - maybe a shabby type 3M but not much more.

Lakes and Meadows are still at 150-170k for a 3 bed.

You will need a NOC from RAKFTZ in Arabic
The eye test and blood type they can do there.

Although it was 18 months ago, I did it and it took around 30 mins in total.
