Whilst I have no knowledge of the circumstances and history of this particular development there two good points raised.
1) Who wants to rent in a development that is poorly managed with rubbish , green pools etc.
2) Who wants to buy an apartment in such a development.

It must be in the interest of all involved to find a solution.

We know of a development further west where owners who have not paid and their guests ( if they rent ) are denied access to the public areas such as pools.
This soon got the money in.

when i spoke to amandio batista in june he told me there was no condominium in place for my lot on phase 2 so was told to wait.
yesterday when i received the email was the first time i have heard anything about this and i was not sent any bill like they said they have sent.
today i spoke to amandio again and he tells me this bill is for money owed to the people who clean the pool and look after the gardens since january.

Now correct me if im wrong but if there is no condominium in place surely this bill should be settled by the majority share holder which in this case from what i hear is the bank and not duja.

Im all for paying my share as long as i get guarantees that the pool will be cleaned and the gardens looked after.
im also all for amandio batista taking over the condominium as i would not like to see these so called property management companys who are telling owners not to pay, so that they can take over the condominium.

I would have thought that the people who already own apartments in the block should have been paying for the communal areas from Day One of their ownership. The costs for the remainder that are not sold - well, I don't know if that's the responsibility of Duja or the bank, but surely somebody should have been sending the invoices out to owners and Amandio Batista must know more about this if he's chasing it now?

We have an apartment in a development that does have a bit of a problem with Portuguese owners who are, shall we say, often tardy in wanting to cough up, but as a previous poster, access to the pool was denied those people who didn't pay and that did have an affect.

It seems that somebody needs to get a grip with this development and get a proper management company installed asap. Otherwise everybody suffers and what could be a lovely development goes xxxx up!

The problem is there was never a condominium set up for my block as there was not enough apartments sold, i purchashed one other apartment 4 years ago also in cabanas and didn't pay any condominium fees for 2 years until they sold enough apartments, the condominium was then formed and i started paying from the day it was formed.
The maintenance cost for the pool, gardens and surrounding areas in the first 2 years was covered by the owners of the complex.

We have an apartment in Phase 1 and Batsita are the management company. They seem ok but we have had issues with pool cleaning,sun beds and the lifts not working because of unpaid bills left by DUJA. Some apartments are still empty and I don't think DUJA have paid any fees which means everyone has to pay a little more.

Ideally some owners need to be appointed provide representation when dealing with management companies. Otherwise they are left to do what they see fit to do.

Does anyone have any news on the Beach 2 development? Has anyone been able to get their deposits back, and are Duja Portugal still in business?

I think DUJA are in the hands of the bank. The boss, Luis, is still about however. You may find that your next contact is from the bank.

Golf phase 1 went OK, Phase 2 & 3 have problems as too many of the apartments are still unsold and there are not enough funds coming in to the management company to fund the cleaning of pools, provide lighting & cleaning etc.

Well it is now official Duja group have gone into administration so I have been reliably been informed by my lawyer. Does anyone have the contact details of the liquidator?

With Duja going into liquidation, does this mean that all deposits could be lost. We received an e-mail yesterday, and do not know what to do for the best.

This is a difficult situation and I don't think you should do anything at present. The administrators will contact you and hopefully give you and understanding of your current position. Some of the contracts had a deadline by when the purchase must be completed, if you are outside this your may be able to walk away from the transaction. The apartment is probably worth less than you paid. You need to work out whether you are legally obliged and if it is financially worthwhile to complete with the purchase. Good luck.

Our Apartments should have been completed about 2 years ago, they have not even started building them yet. We paid deposits five and a half years ago, as you can imagine we are very concerned at this moment in time

I wouldn't think so, the banks are the one's who always owned the apartments, duja was just there to showcase them.

I would have a chat with BES (Banco Espirito Santo)
When i purchashed my apartment i purchashed thru luis (duja) and when it came to payment my cheque was handed over to the bank (BES) Who was sitting next to luis.
