It would be nice to know what the paid for them and what their intentions are. I assume that they will have to pay their share of the condominium fees since hey purchased to unsold properties?

The system used was that sealed bids were invited for each of the properties.When the envelopes were opened if BES bank were not the winning bid they increased their bid to 1p more than the winning bid..and got the property.You couldn't make it up could you !

In a country with so much bureaucracy ,were small tasks can take so much time and effort to achieve, I'm impressed that BES managed to out bid everyone in this way.
Has anyone any idea what happens next with the properties? Will the bank run them as a going concern? Maybe it is a positive as the bank has a substantial financial interest to safeguard and has control over the properties and is likely to be more accountable then DUJA. |

Has anybody any updates as to what is happening with Duja Beach 2 deposits. We saw our lawyer in April, have not heard anything since, we have received a few letters in portuguese, but they were about people who have not completed on Golf and Beach 1. Any input would be greatly appreciated.

Hi everyone, we put 2 deposits down on 2 apartments in Cabanas Beach 1 - like most we were told by Andrew Liar d of Roseberrry Finance or ROPUK that we could 'flip' them before we would need to purchase, this was investment only for us. However we have been using a solicitor based in Spain - AASolicitors - who said we have won our case against Duja for breach of contract, but we have heard nothing else for months. No idea what to do now, do we just write it off?? How can no one be accountable for this mess?

Lots about him and Roseberry related to this Cypriot scam on Google We are not involved in the Cabana fiasco, but feel really sorry for those who have been robbed of their money :( |

Duja are insolvent.The builders Luz & Alves are also insolvent...so there is no build warranty.
Bes bank own all of Dujas apartments and villa,s. Unfortunately there is nobody to pursue....nobody to claim off..end game.Sadly a lot of people have lost money ....we are fortunate enough to have an excellent apartment,albeit reduced in value substantially.Still....not in it to sell and Cabanas is a fantastic place....so we are happy with our purchase....but there is no doubt we got lucky.... |

Hello everyone, we have been informed by our solicitors that we have lost our deposits for Beach 2 development. Apparently the Bank that bought all the properties on Golf and Beach 1 developments have sold all their properties to companies in Lisbon, they have paid the Bank Loans off, and there is not any money left for investors. Has anyone else had the same news, or have you been told differently.:(

Must say I am a bit mystified by this. I would have thought before they could
sell-off the properties then the people who had made a deposit and therefore entered into a contract to buy the said property, would have to have had their deposits refunded. How did they get around this? I am sure that in the small print they would have been able to over-ride the depositors and sell on to another party but I cannot see how that could be done without returning the deposits. |
