Duja read all...but think the people are stupid.
An educated guess is that they are having trouble getting people to complete on their apartments & villa's and the expected cash has not come in...if they don't have the money they will drag their heels. They should be honest and make a statement and answer the questions asked...that they do not do so gives Duja a very bad name. People can live with the truth...but cannot accept being ignored. Are Duja Portugal part of Royal Marbella Group ? Baz |

Thank-you for your support, I agree being ignored is almost as bad as being lied to. Royal Duja insist they are portuguese owned.

I agree everything is not as we want it and Duja should make the effort
to tell the people what is going on. I saw the programme on Itv yesterday about the problems British buyers in Spain have had.Developments abandoned half way through,left with a nightmare "dream" home on a building site in Spain...sewage/drainage problems..properties that they cannot sell...even with an asking price of 50% of what they paid ! Duja have had criticism.....but taking everything into account in a terrible property market they have done a superb job in finishing their development..and to a very high standard. We are very fortunate...we could have been left with lost deposits and no apartments/villas.Our apartment is fantastic. Its a well done from me. PM |

Hi everyone, I'm a complete novice at this, so please bear with me. I've been reading the previous posts about Duja with interest - we bought on Phase 1 in 2005, with an 'investor-type' contract from Royal Group/Your Place Abroad, whatever, with the intention of flipping prior to completion. Ha! How wrong....how very wrong...
However, we're trying to untangle the mess - I don't think I need say any more, lots of you seem to have had similar experiences. I've seen the name John Hughes mentioned - is he someone who could help? Does anyone have any information about him? Any advice gratefully received. Simak |

Duja have said today ...24th June 2009....that the sunbeds have been ordered.. I am going over to Cabans until the 13th July......if ordered they will obviously be there by then as places like Makro will have in stock.
I will update on the 14th July |

Duja have done as they promised....we now have 6 sunbeds on our L shaped phase 2 and phase 3 have about 10.When the condiminium is set up then we will have mattresses and parasols.
Unfortunately the pool etc planned for the scrubland opposite phase2 & 3 is not going to happen...the developer has had problems and his licence to do this has expired. We could be stuck with the crane and the overgrowth for years..which is a pity as we didn't buy to look at that mess. (glad we didn't buy to rent out). Duja don't want it like that...so lets hope they succeed in their attempts to get it tidied up. Lots of weeds at the moment around the palm trees and growing out of the drains and pavement...no idea who looks after area around the apartments. |

Visiting again this week.....will update on how the new building work is looking.No doubt the scrubland will be unchanged..unless it's caught fire of course..so dry out there not a matter of if but when.Lets hope the wind is blowing in the right direction when it happens

The building work has stopped for now..a local told me that they have to leave concrete supports for a few weeks before carrying on building.
The lights were on around the pool but did not manage to get the lights on inside the pool which was a bit disappointing. The weeds around the palm trees and coming out of the pavements have been strimmed..so will obviously be back at a later date but looks a lot better. I have previously reported to Sancho(Duja)that the pavments are dangerous,especially where the water drains from the apartments.No action taken..will probably have to wait until a child falls over and gets a nasty injury.So if you take children warn them. The scrubland remains a mess..no change there.Saw rats again coming out of there...again .This so ruins a lovely area...what an eyesore...not helped by the crane that remains there. Doesn't help Duja's cause...I wouldn't buy an apartment facing that especially with the nearby Opomar development starting to look good. We reported that our exterior sills are flaking..probably because painted in damp/wet weather.No idea when Duja will get round to putting the painting right.Suggest you check yours...in a couple of years becomes our problem. |
