I have been speaking with Luis,the Construction Director.We had asked for certain things on our apartment...he has been very helpful and has agreed to do things which he could easily have said no to.We did not get all that we wanted but enough to keep us happy...he has been fair.

I would suggest if that other buyers have issues that they try and resolve through the Tavira office and try and avoid the legal route......that becomes very long winded and expensive with no guarantee of a successful outcome.

I am warey about posting news about the next part of Phase 2 but Thursday this week is looking good for those of us that want to complete.

The Euribor is still coming down daily..I have worked out that this means I will be no worse off mortgage wise even though the euro against the pound is poor.

I am now more optimistic and think we will have our apartment sometime March.Its been a long wait and looking forward to it being ours....despite all the hassle we will end up with a great apartment in a fantastic location.

We have not bought as an investment but compared to the prices advertised on the other new development nearby we have done well

Time to check the flight prices

good news matt, did you by any chance manage to increase the no of sockets in the kitchen? and have you done your snagging,We have heard from Celia that phase 3 painting is now finished and the licence applied for end of feb expected,but who knows,

as you say the opomar development looks good and should give our prices a boost

we are alittle unsure which way to go with our mortgage what is the eurobor rate we have been quoted a mortgage with banco santander fixed for 3 years at interest onlyjust above the euro rate

I did not ask about the sockets as cannot see them changing that.They have our snag list..have sorted out the main issues and think all in hand.

I had my Barclays euro mortgage approved last year...6 month Euribor + 0.75%..but I think they have changed the deal now to + 1.5%

The Euribor is dropping slightly every day..the rate is set by the rate it is at when u sign up.Had to go to local Barclays bank and have all my documents certified by them...(payslips,letter from employer,passport etc etc)..so do give yourself enough time.Once they have the Habitation Licence they will give you a time and date to complete

Hi Akiforhair, Did you ever get your full refund? We are in the same situation with Cabanas Beach 2 and have instructed our lawyer to request a refund.

After speaking to louis today the town hall were inspecting phase 3 on cabanas golf today and guaranteed me that the licence will be thro in no more than 3 weeks, at least now it looks like we are seeing light at the end of the tunnel and can start to look forward to spending some time there. looking forward to a little golf and trying a few nice eateries any recommendations.:thumbsup:

Sorry to butt in on this thread :o, is your euro mortgage based on earnings in the uk or portugal? We have sold our house in the uk and want to buy land and build in PT, but we are not sure whether to apply for a euro mortgage here once we buy the land or just rent for a couple of years in Portugal and use tax returns from there to apply for a mortgage. (the oh is self employed)

Do you know if you get better rates if you apply for a mortgage over there than here?

Bewdley - there's a great Indian restaurant in Tavira. Go across the old bridge from the square and turn right. Excellent food!

Also have a check through some of the threads on this forum - I think there's quite a few discussions about restaurants in the East Algarve and you should be able to pick up some good pointers.

The responsibility of the builder does in fact happen as I have stated above. Once all or more than half of the apartments have been sold it is then advisable for the occupants to appoint either a designated person within the apartment block to act as the responsible person to handle all aspects relating to the communial areas of the building or you pass this responsibility to a Condominium Company in Tavira. The company you choose to work on your behalf will then hold a meeting with all occupants of the building, preferably all together. At this meeting items will be discussed concerning the amount that each apartment owner will have to pay each month to their combined Condominum Fund held by the appointed Company. This amount varies according to the size of each appartment therefore those with one or two bedrooms will pay less then those with three, four or more. The amount you pay is held in a fund on the bank under the names of the apartment owners and it is an official document. The monies paid by you are to cover the annual maintenance of the elevator, cleaning of all communal areas such as stairways etc, repairs to anything in the communal areas like broken front door etc, and changing light bulbs, painting etc. and of course the Condominium company fee as well. When there is damage to be repaired the Condo company organise it to be done and you have no worries in trying to find local contractors etc. The builder does have his responsibility of the building as well which covers the structure and this is for 5 years. You will have to get everyone together and see which route you wish to take but if none of you are fluent in Portuguese then I highly recommend you go with a proper Condo company.

We completed our apartment in April and the builder looked after everything until half the block was completed. He's actually been quite good and even fixed the lift while we were in the process of sorting out the management company. Eventually he even helped to sort this out for us block and sent me the following info for the company that is now dealing with it:

Ours is a two bedroom second floor apt with a roof terrace and our share comes to 33 euros per month. I have no idea if this is expensive or not but I'm happy with it.

The restaurant is in Tavira town near the castle at the top. It's called Le vue Tavira, I think (Tavira view). We have walked up to find it and it does indeed have a wonderful view over the whole town. We haven't had dinner there but it comes recommended by our bank manager and its also in the tourist info. You can go there for lunch as well I think it has a piano bar. So if you are up for the climb one evening maybe it will be worth a try.

We have tried some of the restaurants near the fishing boats but quite frankly we have felt overcharged by them. We have had much better meals in Cabanas on the front and Santa Luzia. We haven't tried the restaurant near Isla Tavira yet as it was closed last time we were out. I think its called los Quartos Aguas or something like that but I've read good things about it. If you've got any to recommend, we're keen to try them!! We went to the tourist office in Tavira last time we were out and picked up a book with restaurant guides to price etc... in them. We hope to work our way through them
