Viewers didn't turn up! :curse:So annoyed - spent all morning making the place immaculate - popped out for 3 hours so that the kids didn't make a further mess - all for nothing! :curse:
Andy had a moan at the agent....all agent said was "all we can do is arrange the viewings - not really our problem if people dont turn up" :curse:
out of 11 viewers we have had 7 no-shows /cancellations.....
Is this normal????
We sold Andy's flat to the 1st viewer that saw it.....so are just not used to all this palaver!

Hi
I think 7 no shows out of 11 bookings is well out of order:curse:
But I guess it is hard for the EAs to control this, I think in this current selling situation, buyers think they have the upper hand and can do what they like, including messing people about and offering low sums!
I know what you mean, though, we have always sold our previous properties within a couple of weeks, but I guess that just shows what a difference a few years or even months can make.
I really do hope you get some news soon
Our buyer has his mortgage offer now, so just waiting to hear back from the solicitors this week.
Really need to know when we are going now, as we have to organise sale of cars, giving dog to new owners etc as well as the big list of things to book, flights, car rental, accomodation etc etc but we are just having to be very patient.
Its a real shame that buyers do not have to lock into anything until the day of exchange, as it leaves everyone on tenterhooks.
Suffering with migraines terribly at the moment, only usually get 1 every couple of months but I've had several in the last few weeks, had a killer yesterday, fortunately I'm not at work until tomorrow as I wouldn't be fit for much today!

Hi Sam, you're right - i think the current financial climate is to blame :curse:
Glad we're not the only one that thinks that number of no-shows is bad though - i do think the agents should vet people a bit better - surely they can guess who might be a timewaster? We know these were a young couple - maybe when they're older and have a property of their own to sell one day they'll realise what an inconvenience it is just not turning up...
Good news that your buyer has his mortgage sorted now. Not long now hopefully till you get a definite exchange date.
Did you read in the papers this week about the "new phenomenon" they're calling Gazundering? it's apparently replaced the old gazumping. Apparently people are now waiting till the day before exchange etc and then coming in with a much lower settlement amount! :curse: How bad is that? Personally there is no way i could do that to someone....and i said to Andy if someone tried that with us - they'd not be buying our house....so if they'd forked out for a survey etc then it would be tough...
Did you decide what you're going to do about selling your cars? Sounds like a lot to organise when you list it all - but i imagine once you start booking / sorting things out you'll soon get through it all...
The migraines dont sound good - definitely sound stress related!

Do you normally have any triggers? i know one of my friends are food related - so she cannot eat cheese or drink red wine....
I imagine your brain's probably working overtime trying to get things sorted in your head before you have to physically sort things in real life! Dont worry though - it'll all be over soon....look how fast this year has gone so far...the next few months will fly by and you'll soon be settled in Tas!

Enjoy the rest of your weekend (shame the nice weather didn't last!)...
take care

Hey where is everyone?
Did anyone take all their garden pots etc when they moved? (or are planning to if they haven't gone yet). if so, would jet washing all the dirt/soil off them and then washing them with something like Jeyes fluid be sufficient?
We have some large pots and a big urn that cost us quite a bit of money that we would like to bring with us...
Only asking as i succumbed to the temptation of buying another big pot at the weekend whilst we were at a garden centre.....

Hey, I'm back from Qld with Mother in tow. Have her settled for now at a local aged hostel. She isn't very well, I think she will need a nursing home if she doesn't pick up.
Turned cold in Tassie now.
Kezza did you say "dogs" I haven't read every post here there are about 10-15 pages I have missed. So you have more than Mashy now?

Still only Mash don't plan on getting anymore atleast not until she is about 18 months, she's full on play play play all the time, don't know if I could cope with another one right now!! Sorry to hear your mum is poorly
I don't suppose the change in weather conditions for her has helped much. I hope she gets better soon. We've had an eventful weekend, the farmer down the road ploughed up some land for me, and I've been cultivating the plot for planting up veggies in spring. And Duncan has finally got his off road wagon!! He's got himself an old Toyota Hilux crew cab for trashing on the dirt tracks. And I have had a money making idea, of perhaps doing some free range hens and selling their eggs. I need to read up on it though, I know nothing about it
I will be looking at maybe doing this in the spring, need to build a coupe for them and get sorted. In the local paper on a monday they have classifieds and this week someone was giving away 15 hens and some one else was giving away roosters
I'm really sorry to hear about yet another let down for you Cathy
And no we didn't take our garden pots, although I am really regretting not bringing our Chimnea, it was a beautiful terracotta one and I gave it to my dad. Bugger, wishing I'd have brought it now.
I still have my fingers and toes crossed for you Sam, I'm starting to get cramp now, so they'd better hurry up and complete!

Hi Teabag & Kerry!

i think i remember why Teabag might be thinking you have more than one dog. One of your previous posts you used the expression "My dogs are barking and my legs are killing me" or something similar - after you'd been to the ag-fest.... Was that what you read ? If so, maybe Tebags not familiar with that expression for feet aching!!!!

Teabag - i really hope your Mum settles into her new home - glad you managed to get her back over to Tas ok. How did she find the flight after all? I'm sorry that's she's not very well.

Kerry - good luck with the chickens/eggs. Sounds like a good idea...people are always going to buy eggs - especially freerange - so if you find a good place to sell them (perhaps your local shop?) that would be handy. Jamie Oliver and Hugh Fearnley-Whittingstall would be proud!

Definitely going to bring all our big pots with us i think... have a couple of big indoor ones that we had palm plants in - but we got rid of them when we put the house up for sale as they were taking up a lot of room in the dining room so they're already washed/cleaned and bubble wrapped inthe garden shed!
Like you I would regret it if we didnt. We also have a chiminea - but have only used it once as the wood we burned probably wasnt suitable as it was very smokey - and we must have stunk out all the neighbours gardens!
Also got a patio heater we'll bring with us - not sure if we can bring the gas bottles that it uses though - will have to find out about that nearer the time -sounds like that would come in useful of an evening in Tas anyway...Cathy

thanks possums....i know what you mean.
You waited a while to sell before you moved then i'm just glad we validated our visa's last year too otherwise we would be in a panic...
we've decided this week that we're now definitely having a 2 week holiday during the school holidays at the end of July/beg of August... need to escape Romford for a bit! Just need to find something that wont be too extortionate in cost - really annoys me how much prices jump in school holidays.... Thankfully Eden's school breaks up a few days before most of the others....so i might get some dates just before the huge rises.... But i was looking last night - just at the Balearics & similar and for the 4 of us just to go self-catering for 2 weeks at end of July works out to more than £2,000 and that's some holidays with or without a free-child place for Eden and not having to pay for Jared cos he's under 2 and none of the accomodation was overly flash! I know we should be saving our money for Tas - but we only live once and i need a holiday to get some sanity back before possibly seeing out the next 6months in England still!

yep we waited for ages for a buyer totally did my head in, in hindsight should have just got on with life instead of fretting, we had loads of viewers who didnt turn up or just time wasters who werent even looking to buy, I am convinced the estate agents just send anyone as long as it looks like they are doing something :curse:
totally agree with your holiday plans go for it, you need to carry on with life as normally as possible

Hi all
Was supposed to be exchanging this week but its all gone pear shaped
Buyer does not have his mortgage offer (we were old last week he did)
Buyer also has lots of questions he still wants answering but no one has told us what they are as his solicitor has been on holiday (obviously never heard of delegation)
Buyer is now away for 2 weeks so nothing can happen until he returns.
What makes it worse we were happily thinking we were exchanging on Friday, it was only until I chased our solicitors that we found out that - I guess no one would have even told us anything unless I aked them to find out what was happening:curse:
Hopefully this is just a minor delay but I can't help worrying, there are so many stories on here and from friends, about sales collapsing at the last minute, that I'm paranoid now something is going to go wrong.
To make things wors, the monster in laws, have finally decided they ought to visit before we leave and are coming the first weekend in June, oh what fun that will be

You dont realise how much you miss not having one until you can't use them! I know what you mean about getting on with life - but it is hard sometimes when you feel like you're just waiting for the next chapter in your life to start!
Every decision seems to have "Australia" in there somewhere!Oh well....what will be will be....we'll have to be a bit more patient!

Hi Sam, sorry to hear you're still waiting for the exchange date....

I'll keep my fingerscrossed that you hear back from the solicitors with good news this week. and as for the monster-in-laws - i can only sympathise, especially if your MIL is as bad as mine!
- cant you tell them that you've got rid of all your beds???
Then they'd have nowhere to sleep!
GOODLUCK! Cathy

We have only seen them twice in 4 years, most recently we went to see them at Christmas, which was a very difficult and awkward visit (not to mention they gave us all upset stomachs after the crap meal they served us!)
OH has been telling them since Xmas that house was up for sale and that we would go as soon as possible but they have been away for several short breaks and not bothered to come and see the children. I think they have finally realised if they do not get a move on that they will miss the opportunity, they do not know about the delays in exchanging contracts, otherwise they would be very smug

How's things going with you?
I've just sold the children's beds on Ebay, so they are down to mattresses from Sunday!

But everytime i try to be nice....i regret it afterwards as then i feel like i've been taken advantage of. My MIL is the queen of emotional blackmail....As for being smug when things go wrong - we're used to that as well - I've learned to put it down to jealousy! My parents have asked Andy to do some painting in their house in a couple of weeks time - and i dread Eden letting it slip to his Mum....as Andy has stopped doing DIY etc around her house because his 45 year old brother lives at home at the moment and we think if anyone's going to do it, it should be him..... You only have to tell Andy's Mum that you're changing a light bulb and she'll go "dont talk to me about lights - you know that one inthe bedroom blah blah blah!" - depressing after a while! One of Andy's nieces from Perth is coming to stay with her for a bit with her boyfriend - they're going to live over here for a year or so whilst they're renting out their house in Perth....Andy's Mum unbeknown to them has already lined up a few DIY jobs for the boyfriend already - poor sod!
I tend to ignore the telephone around 10.30am-11.00am in the morning - i let it go to answerphone as i know there could be a 90% chance that it's Andys mum wanting to come over....
My friends think i'm horrible - and she is charming to everyone else....i think i got lumbered with the "not good enough for my son tag" and she doesnt like it because i make my own decisions and speak my mind too often! We had a few incidents when Eden was small - ie, playing with Nanny's tablets in her bedroom - and wrapping herself in ducting tape that caused terrible bruises on her skin when they pulled it off - all whilst under Andy's Mum's supervision (hence Eden soon went to private nursery afterwards).....I dont think his Mum has forgiven me for stopping her being allowed to look after Eden on her own - and Jared has NEVER been left alone with her. Not that she would endanger them deliberately - she just doesnt think.Anyway, enough about the MIL
That's really good news about the kids beds being sold on Ebay. Hope they wont be on just mattresses for too long - although they'll be just as comfortable - will just make their bedrooms look a bit odd!

Andy's going to attempt a car-boot sale on Sunday this week.....Fingerscrossed we can get shot of quite a few bits - need to start making some room in the loft! Not sure how much we can fit into the car though....he's going alone - so it should be a fair amount hopefully.
Anyway, hope the questions your buyers raised are quick and easy to answer....

That's handy if they're not staying with you! My idea of hell would be having my MIL stay with us! Shouldn't be nasty really - she just rubs me up the wrong way....

If the sale falls through now, it will look awful in the kids room with just mattresses on the floof, my son's wardrobe has also gone, so his clothes are everywhere too!
As we thought things were moving on much quicker, I've blitzed a lot and are now thinking I was too hasty but there's nothing I can do about it now, already got hubby asking where some things are and pretending I don't know (to the tip actually

The thing is Sam - you've only done what most people would do. It's either run around like a mad woman after you've exchanged doing all these things in just a couple of weeks...or get prepared 1st. You've only done what me and Andy would do as well. We've been sorting stuff out and throwing bits still, it will just make the final splurge on stuff easier...
Eden collects little odds & sods as i would call them - and every now and then i "accidentally bin" something just to clear some of her clutter.....and whenever she asks where stuff is - i always come out with the "must be in your room somewhere" answer!
I'm just glad me and Andy aren't natural hoarders....so normally we agree on what should / shouldn't be got rid of.
