I just started a thread to say that we have had a low but acceptable offer from a cash buyer. And we are expecting an offer from a third-time viewer later today as well. The market really seems to be picking up around here. Settling in for the new school year seems to be a big factor. So good luck everyone, things are looking up.

I would celebrate tonight but I am full of cold.

Hey

Anybody having any luck in the Swindon area?

We have been on the market for 5 weeks now and had three viewers, the first ones wanted a kitchen big enough to put a table in (err, no, I don't think so). The second viewer liked it and asked us if we would take a lower offer, we refused telling him that it had only just gone on the market. He still put a low offer in, but hadn't got his house on the market at that point! He is now on the market, but we haven't heard anymore. The third viewers came in and didn't bother going upstairs because they said it was too small for their three boys (it is a 3-bedroomed house). Don't these people read the literature?

Anyway, we are now going with a different agent. Hopefully they will get our details out to a larger audience.

Good luck to anyone else trying to sell.

Can't believe it.

My neighbour also has her house up for sale. Hers was up with a different estate agent. She has rang me several times (i know she only lives next door ) to ask me to make sure I let her know what's happening with my house, have I had any viewers etc. She has also asked me on several occasions not to drop the price of my house and that if we stick together we will be alright blah, blah. She doesn't want to drop the price of her house etc.

Last week she changed agents to the same one I am using. Have spoke to them this morning to see what's happening with mine and asked what next doors is up for. She has dropped it to £20,000 less than mine .
Am really peed off with her as she never mentioned it to me. Not that she has to I know but as I have been so open and honest with her when she has quizzed me about mine I thought that it would work both ways.

Estate agent has hinted that I should keep mine at the price it's at now as the interiors are different. But, at the end of the day it is a semi so structurally the same as hers. I can't afford to drop mine that much as this is my nest egg for mine and my kids future. Really don't know what to do. I can't take much more stress. Am even considering taking it off the market and giving up, but this is mine and the kids dream to go to Australia .

and the lesson is ... dont trust no-one we are having same kinda thing with our neighbours, dont drop your price wait it out if someone wants it they will offer around your price like you said its different inside to hers.

Thanks. I know what you mean about trusting people but I just try to see the best in people. Especially as she is a church-going lady in her 80s. Not that means much these days obviously

Right - we now have an offer but after being on the market for 4 months the offer is £45k below our current asking price and thats after we reduced it by £25k :scared: So this is where the agent has to earn his fee or earn my wrath and negotiate it up to somewhere near asking.
Fingers crossed he can do it - time is getting short now.

45k under!!! no way deffo tell em where to stick it, I wouldnt dream of insulting someone that much! we told our offer to shove it and that was 25k under.

Don't be fooled by the number. She's more sprightly and alert than me and I'm in my 30's . I'm sure it was her.

She had known for ages that I was putting my house up for sale and when it was going up. She put hers on the market 2 weeks before me. Totally shocked as I didn't know she was planning to sell. She hasn't even had any viewings on hers yet though as she put it up with a specialist estate agent who obviously aren't that good . The one viewer she was meant to have didn't show. Am peed off as nobodys even going to bother looking at mine now if next doors is up for £20k less. I feel as though she has forced my hand and am going to have to drop it a fair whack now.

Dont know what to say Tracey only I wouldnt drop it until it (or IF) it is absolutely necessary.

My neighbour also went with a specialised agent and only got one offer 30k under, she then proceeded to offer us 25k under saying it was fair (because of her offer) next minute shes switched to our estate agent!!!

so in a nutshell she wasnt prepared to take her offer of 30k under but expects us to take hers.
