This may be covered elsewhere .. but I noticed that my monthly mortgage rate on my Costa Esuri duplex has not reduced despite Eurobar dropping significantly .. has anyone seem their Euro mortgage drop (with the exchnage rate we need all the help we can get !)

Mortgage rates are reviewed once a year upon their anniversary.

Our mortgage is with Caja Madrid and is reviewed every 6 months, I'm hoping/assuming it will come down next month.

The Eurobor has only been falling since about mid November and there is a short lag for it to reflect in the mortgage review rate. Before the fall it was as high as it has ever been. Now it is as low as it has ever been so reviews in Feb should see a fall.

Hi guys

The 12 month eurobor on the 31st of December was 3.049% and on the 2nd of January it was 3.025%. So it's looking good.
Is yours a 3mth, 6mth of annual rate. Unfortunately mine is annually but I'll take whatever I can at the moment.

Hi Dave

I think it is all connected. Prior to completing, I asked my Solicitors, Moron Pendas, and they said it was all connected - but I have no other verification and I am a bit sceptical as to whether they were given accurate info. I think I will check with Fadesa.

Do you know when your plot will be connected.

Hi Stephan

All I was told was that it would be by Dec 2008 ?. I also used Moron Pendas for my legal stuff, so it will be interesting to see if yours has been connected. My plot is R28-44. If you have any joy with Fadesa could you let me know the tel number you use to contact them.

Thanks for your email. I will let you know. Did you leave your Deeds with MP - or did you have them send them to you. I am just trying to decide what to do.

Also, have you paid any council tax on plot?

Hi Stephan

Currently my Deeds are with MP, but I do intend to get next time I'm over, he has the deeds to my house as well, as I also have one on Esuri, again I will get this when I'm over next. I haven't paid council tax on the plot, as I was informed that I wouldn't need to until next year as it was purchased in 2008.

Hi Stephen and Dave,

Had my plot for 2 years from 7th next month and hope to start the move in on the 3rd or 4th.

Lots of answers but not all to your liking I'm afraid. First the utilities are at the boundaries of all plots and have been for some time. Water was available from July 2007 at all plots (I bet you have a verge watering system that comes on every day) but the connection is not provided into your plot until you contract with the water company and pay for it to be connected into your house for your supply (the builder can have a builders supply during construction but that is not the one that will go through and to your meter). The same system applies to the gas electric and telephone. Electric is everywhere from about December 2007.

As to your Escritura the original is always kept by the Notary where you signed for your plot what you or your solicitor get is a "top" copy. We got 3 when we signed and put one in the bank gave one to the architect for use during the build such as getting builders supplys connected.

You can go back to the Notary at any time for extra copy of the Escitura costs about €20.

Thanks for the info. I've seen the water connection as you mentioned, but not seen gas or electricity. Did you mean Dec 2008 for electricity ?, have you got gas connected as well, if so I take it this will also be in the utility box at the front of each plot.

No 2007, but you can't prove until you ask Endesa to make the meter connection and put you on supply we are just about to do that for all services except gas. There is a concrete block that has your boundary marked on in red felt tip and a box in it around that in the ground you will find various small manholes for water, gas and telephone. I thought that box was for electric but it has not been used at all by my builder he has put new boxes in the wall for some connections and other are still in the verge/footpath.

We are not going to connect to gas since the only thing we would want would be a gas hob and I dont want to pay a standing charge just for that. We will heat water by Solar Panel (a statutory requirement now) and top up with overnight cheap electricity if necessary.

You can see the various boxes in the attachment.

Thanks again for all the info, very helpful. Looks like yours is nearly finished, is it the one on the hill over looking the golf course and the town houses. If so I've been watching the build progress with interest, it looks really good. My town house is in Manzana 5, so I could see the progress from my terrace with a G&T .
