No, with two beds you can always untie the velcro for a bit of additional frisson during the gymnastics - or, indeed, if the other half (of the bed) becomes a bit frigid :D |

MF administration announcement has been delayed once again.
Some time in December is the latest proposed. No suprise that a lot of figures are not adding up and sharks are apparently circling however this will be very low key as obvious interest in the business will drive cost up. Until the Court has decided, all will remain in limbo with lots of speculation. |

Original extension to end of October was to allow such creditors to register. It's probable that the December date is for additional registrations to be accounted for prior to any further desicion. If anyone has a claim to make they should make it known without delay. Might be worth a look at post 4029 |

A work of warning to people who havent completed.
Ive been told debt transfers with the property not the person. Though I am still checking on this for myself. The lawyer/Notaire needs to ensure that there is no debt on the property, so various certificates are signed.... We are in a tricky situation where the certificate was signed by someone who had no authority to sign! Long story and why the Notaire/lawyer accepted that I dont know: Here is a little checklist 1. Has the right person from inter-community signed to say that all pre-completion payments (eg maintenance etc) have been paid 2. If you have a different community - has the right person signed for them Just guessing now for some other points 3. Is there any mortgage related debt tied to the property 4. Can the lawyer confirm that no 'extrra' payment will be demanded for unpaid services bills by Fadesa. It could be that there is a problem from an old bill under discussion and suddenly the community gets charged 5. It may be worth making a blanket statement to say that you want to complete with NO outstanding debt for anything (if this is possible) If theres a problem - I personally suggest that you get the problem valued and reduce the completion payment by this amount (if possible) and then pay the bill. I think this is easier than having Fadesa pay the bill before you complete. Please note that I am NOT a lawyer, could be totally wrong, this is a cautionary message and it must be your full responsibility to get this fully checked out. Might even be money in the bank. What do you think? Well I think there will be a window of opportunity at some time with Fadesa - especially if there is an official valuation of the site. Im sure you know all this but, this would be your opportunity to jump in with them as you would have a large selection to choose from - in one place. How you determine that time - Im not sure, I dont believe that Fadesa are doing any storming deals at present. Though to sell I think they would certainly listen. Less choice would be to look at the agents websites (like the one mentioned previously) - there are people who risked a lot to 'flip' i.e buy off plan and sell before completion and they might be willing to do a deal - or those that have been forced to buy as they were committed may also be interested in a deal... but you would have less choice in finding them. Worth a go however. I dont know if this breaks site rules but you could also post asking people to PM you if they know of anyone selling and open to negotiations. Also I'd bet that the other companies there would do deals. Go across the Golf parking to the sales hut of Sun and Sea (or something like that) and be firm, I'm sure you'd get a good deal. However make sure that all the certificates signed in front of the Notary confirm to the last post I made.... before signing. The issue with purchase at the moment may be a tricky one unless you are a cash buyer.
It has been rumoured that some agents have had potential buyers but the administrators are not prepared to take orders from now on, which, to say the least is a little unusual. The administrator is the only entity who could have influence on Fadesa purchases or sales until the buisiness is either out of protection, or sold on. |
