My OH says buyers might be waiting for the budget, something about a tax being cut which could knock $10k off the price of a house, gawd I swear my brain has turned to mush...whats that tax you have to pay when a house is over a certain price? You know the one I mean. Other than that we could also end up renting out. Its not like I want to sell and leave Aus immediately, August would be good
, but it would be nice to have someone tied into a contract so at least I can book some ruddy plane tickets
Light at the end of the tunnel etc etc
If we dont get any viewers this weekend I'll be reorganising our advertising. We paid extra for a fancy board and professional photos that the OH reckons he has better stored on the 'puter.
Anyhoo, back to cleaning the snow off the roof tomorrow and other useless jobs that need doing incase someone decides to drag their ass out of bed and buy a house (ours) on Saturday.
Good luck to everyone else though

It's all about luck these days. Just think, with the interest rates being so high, exchange rate being so low, what the hell do they want to buy a house over here for
Rentals are hot, hot, hot at the mo here, so i'm renting mine out if i don't sell. Then maybe in a year or 2, the housing market will have picked up and i can sell it for more.

Stamp duty? I thought they were state taxes not federal ones. Mind you if Victoria reduced its ridiculously high rates of stamp duty we might be tempted to move.
I dont envy any of you trying to sell at the moment - we did give it some thought a few months ago - not back to UK
but to rural Vic. Decided that it would take too much DIY to get a good price and in the meantime the house of our dreams seems to have drifted off the market. Oh well, maybe in a year or so when this house looks less like a dump!
Everything crossed for you guys for a great house selling weekend!!!

God i need to have a scream and shout, so i chose to do it on here, hope you all don't mind.
Most of you know i am trying to sell my house, but with everyone else trying to sell and no bugger buying, i am still here
in the land of nod
Anyway this is not about my house not selling but about the in-laws that live here too. My MIL has cancer and has requested that my hubby pays for a relative from Scotland to come over and see her. Feeling in a position of guilt, my OH said yes he would pay $1000 to help get his cousin over to visit his mum. Problem is that the rest of the family in UK want to come over too and said it is unfair that this cousin is getting over here for free and not them.
What annoys me, is that why the hell do we have to pay in the first place. If his mum wants his cousin over, why doesn't she pay!!!
I don't mind paying a share (maybe $500) but to hell with paying all of it.
We are skint anyway, any money we have spare is for our flights back to the UK, container, deposit for rental etc....we can't sell the house so that makes money even tighter. His mum knows this, yet she thinks cause she has cancer we should pay.
I am fuming!!!
Am i wrong?? I just can't stand this carry on anymore.:curse::curse:

Hi Nicola
Not sniff this weekend (2nd week now) Our agent was tentatively asking our thoughts on reviewing the price after just 3 weeks
We have put it on at the lower end of the scale as it is!! The Stamp Duty thing my OH was on about, was something to do with 2 states having already cut it and the other states thinking about doing the same. Does that make sense? I usually nod off 2 sentences into anything with numbers in it
My UK financial adviser just used to say, "Jo, try and stay awake... <sigh> Look just sign here and I'll explain it to Steve"
Bless 'im, I've told him if my OH ever dies I'm coming after him to look after me
Jo

Oh gosh Jo
I cant believe it not a good start.
I was hoping you would say its sold. Did you advertise it in the house guide in the Bulletin?
I am trying to talk hubby into leaving house here to sell if we cant shift it in a couple of months. The problem we have is that its more expensive for us to stay here in an empty house than it is to be back in the UK living at MIL for free.
We have sold the business and no longer have an income you see and everything over here costs thousands and I just want to go home.
So we will be up at the end of this month. Then we will probably stay for June and July and if nothings happened then just leave it empty and hope for the best.
It's so crap when one has finally got past all the other hurdles to go home except the flippin house. AAAAAAAAAAAAAHHHHHHHHHHHH
good luck Jo

Thanks Chuck,
yeah its advertised in the bulletin, on realestate, on Raine & Horne, in their little glossy mag that went out this week
. We have had 4 drive-bys this weekend though
and I think I'm going to ask our agent to change the viewing time, maybe 10am is too early? I'd thought about 11-11.30. What do you think? You are looking at heading home same time as us then, I really want to go in the 1st week of August. I heard yesterday that my Grandad has had another 'bad do' and is back on ABs and steroids as well as the oxygen he's on 24hrs a day for the last 6 months
. I've also heard that Dad is decorating like mad for our return, so it looks like we'll end up there or get shot
- he wont ask us to stay though! Just be quietly incandescent if we dont lol

So does the agent reckon no one has had any viewings this weekend then?
Anyway best of luck

We've given up with home opens for a while, sick of cleaning to have people come round your house, say "Oh, it's lovely" and still not buy the damn thing
We'll have By Appointment only for a while. If it hasn't sold by the end of July, we'll knock another load off the price.Good luck everyone

Quick update. Our agent has been round, weve dropped the price $10k, chosen different pictures to advertise with and after saying I wasn't doing anymore open houses, have somehow had it agreed by the agent and OH that I'll be doing them for the next 5 weeks!!
How the hell did that happen??
We have also shifted the times to 11.30-12, I haven't actually seen any open houses round here that are afternoons though. What he did say that was quite worrying is that house prices are starting to drop dramatically in some areas, mainly Sydney, but its making the buyers hold on that little bit longer hoping for a bargain, so we could all be in for the long haul I guess. He also said that they are getting logical buyers, not emotional buyers at the moment, so they are def. looking for a bargain. It sounds like the market is about to change. I'd be really interested to hear from others in the GC area, what their agents are saying about it? We are lucky in that the guy we have will bend over backwards for us, but if we cant get them through the door we are all stuffed...

I'd say mornings are not a good time for home opens. The prime time over here is between 12.00 and 3.00 on Sundays. Can your agent give you somewhere between those times?
