I'd like to answer to your mail in order to clarify a few things: the company that owns this construction site is called "LAGANO COSTRUZIONI", and if there's any question to be answered, just contact them. They'll be glad to help everything out, since they're the only referent company. I've just talk to them: those who've already done notary date have already kitchens and ac perfectly working. All accesses are controlled by a personal remote control to open the gate; obviously there's an intercom for guests. Each aparment is provided with its own parking area. "Lagnano Costruzioni" respected all terms and conditions. That being said, I hope there are no misunderstandings anymore. Sincerely, Paolo

I think people would complete more quickly if the kitchens, ac etc., they had been promised/expected had been fitted and the questions answered about access and maintenance to the property. Perhaps the builders should liase with the solicitors/agents and find out what exactly is causing the delay in completing, ie the unanswered questions. People want to complete but they have concerns which should be answered first.
The development looks quite attractive on a positive side and it would be a shame to have it stand empty next year because of misunderstandings. |

Im trying to complete on an appartment in Isca Marina, and have been having lots of delays with the mortgage, the mortgage lenders seem very slow, and keep asking for more information, when i send them the information, there are further delays, and the old information needs updating, i have a really good credit score, and own other properties, its all very frustrating as this has been ongoing since last August..........has anyone else encountered any problems?? I know some people have lost there deposits as they were unable to complete because of the difficulty with the Italian lenders, and now have lost there properties.:confused: |

Ive heard news that the builder Lagano Constuzione is trying to resell the appartments on San Rocco II privately, as there has been delays in completing, he is now taking legal action and has threatened a deadline date as only a few people have completed so far........this is so unfair as people have payed 50% deposits, the whole system is very slow and people cant help the delays, does anyone have any info on this???:(

We have also submitted all our documentation and we then had to submit more documentation. We have now been told that we have been authorised a mortgage and the bank need to do a survey in the next month. We also have an excellent credit score like yourself, this is so frustrating. Does credit scoring even mean anything in Italy ? Apart from never having being declared bankrupt here I mean. I have never heard any Italians use this type of phrase like we do.
House buying is a pain for everyone. My Italian partner and I - both with Italian wage packets at the time - bought a house in October. We went to 3 different banks before getting a mortgage and it wasn't until the following January that we had the final meeting with the Notaio to sign over ownership etc. The seller did kindly give us the keys in mid-December so that we could start painting and stuff but he wasn't obliged to at all. |

just read a previous post of yours re gas bills. Please note that they won't go to diferent rates once you are a resident. The electric company has residence and non residence rates but gas don't. Some water rates in parts of Italy can differ but I have never heard that gas rates do. |

It's not a question of credit rating here, banks don't really care what others think of your ability to pay or not. They just want to know if they think you can make the repayment costs and still eat and if you default on payments the house is worth more than your mortgage so you can sell it and give 'em back their dosh:D. They cannot repossess here. A mortgage should take a month to come through but because of the global credit crunch banks are becoming very stringent. It is no longer acceptable to say the you family will be helping out with payments as once was the norm nor will they help you by stringing payments along.

True - I should have mentioned that the three banks that refused us in 1999 did so because we asked for a 100% mortgage to pay off over 20 years. Hardly any of the banks would do that then. We didn't have huge amounts of savings or family to give us our big start on the property ladder.
We were told that the monthly repayment could not be more than a third of our combined monthly icome after tax. The bank manager that did give us the mortgage was a right snooty old smug who behaved as if we needed to lick his boots. When I asked when could we do whatever it was to the house he said, "Signora - it isn't your house and won't be for another 20 years." If I hadn't needed the mortgage I might have punched him ! |

Aren't you resident? They haven't decided yet, it's a Tosi thing, though I suppose anyone could adopt it. Don't really think it'll make much difference. How many non-residents with indepent heating system are there here in Verona. Teleriscaldamento is the thing here. In our last place they also supplied our hot water. It was fantastic, a constent hot flow no matter how many taps were running.
We have been non-resident in Turin for over 10 years but the electricity company still haven't managed to alter our bills, they don't seem to care. Probably get a huge bill one day. |
