Viewing update:
Wednesday: The estate agent phoned me at work to say they had arranged a viewing for a gentleman who was interested in my house and would be showing him round. I could have cried. I had left the house in a bit of rush and it wasn’t in its usual immaculate condition. Anyway, feedback from the estate agent was that the guy loved the house; he lives down south and is looking for a holiday home up north. He wanted to speak to his wife and would decide what to do after that – but he did say the house might be a bit small (??? it’s a 3 bedroom house!). I didn’t hear any more after that.
Thursday: Well, it was open viewing last night, from 6pm to 8pm. I rushed home from work, dashed round the house with a hoover and spruced everything up. Show home-ready, perfect! I was feeling very upbeat despite the miserable weather – honestly it’s more like November than June! I waited and waited and waited. Nobody come. It was soul-destroying. I could hardly speak to my partner last night, I was so low. Anyway, onwards and upwards. The next open viewing is on Sunday.
Friday: Good news! I emailed the estate agent to tell them nobody came last night and she replied to say that someone had phoned to enquire about the house and they will definitely be going to the open viewing on Sunday. Thank god.
NEWS FLASH! Even better news – the best yet! I’ve just had a call from the estate agent - the guy who viewed the house on Wednesday has noted interest!! WOOOHOOOOOO!
As soon as I have one other note of interest I’m going to ask my solicitor for a closing date. Fingers crossed for Sunday!

5 minutes to go until Sunday viewing finishes. A couple came round at 2pm, they seemed very impressed. I just hope Mr and Mrs Sunday note interest and then I can go to a closing date. Maybe I'll find out tomorrow. I hope so. The stress is killing me.

Mr Wednesday has made a verbal offer.
But it's very disappointing, pathetic actually.

No word from Mr and Mrs Sunday, which is a bit surprising because they genuinely seemed to like the house.
Anyway, Mr Wednesday came back with a higher offer - £1,000 more than his previous bid.
What an insult! He was just playing games. Maybe I should have accepted because it was 4 grand less than I was expecting but he made me so angry with his pathetic offer that I refused. The estate agent told me it was his final offer but I don't care - he doesn't deserve my house. So, back to square one again. It's open viewing tonight from 6pm until 8pm so we'll see...
No word from Mr and Mrs Sunday, which is a bit surprising because they genuinely seemed to like the house.

I remember on a valuation visit being asked by the agent what I thought my house was worth.
When we sold our last but one house the three valuations differed by a huge amount of money
I found you had to give them a kick up the ass every couple of weeks, otherwise you just went to the bottom of the pile.

I think you have done right not excepting Mr Wendnesdays,s offer,stick it out,I would, I know at the end of the day a house is only worth what someone will pay,but you know yourself when an offer is pathetic.........it just makes you

My OH thinks Mr Wednesday will change his mind in a few days and make another offer. He wanted to buy my house as a holiday home - I'm sure he can find another £2000 or £3000 from somewhere.Anyway, you're right, it's early days and I haven't reached desperation stage yet. I'll stick it out.

Kyla, don´t hesitate to change your estate agent if you are not happy with them, after the expiry of your initial contract period.
Shortly after I put my house on the market last year, I got a low offer from an investor which I refused but offered to meet him halfway on the asking price. The agent said she would contact him and get back to us. After I'd heard nothing for a week I chased it up and she said "Oh yes, we do a lot of business with him, he's buying another property through us now". I promptly gave them a month's notice as required by the contract and got a new agent. It is the agent's job to get me the best price they can for my property, not to help people they have a cosy business relationship with pick up properties on the cheap.

We changed estate agent and went multi agency. Had lots of viewings, all seemed to say they liked it but no offers yet! We have now been on the market for nearly 3 months. I can certainly understand how stressful you are finding it. The market has definitely slowed down here in the south.
We are still moving in just over a month but we have had to take a loan out against the house.
It only took a week to sell our flat in London - 3rd viewing so I never realised how bad it could be. We will be ok as long as this place sells before the end of the year. I will keep my fingers crossed for you because it's hard to keep waiting once you've made that decision to move.
