it is strange but it happens all the time

when we were selling, I would spend all morning getting ready and waiting for the viewers to arrive hoping they would be "the one" to buy - only to make general chat with them whilst walking round for them to say " oh we havent exactly decided IF we want to Spain yet"

I think people sometimes come on holiday pass an estate agents and think "ooo wouldnt it be nice to live in Spain" so have a look at a few places

If the agents can get away with it then I dont really blame them, at the end of the day they do waste a lot of time taking people to places they have no intention buying

At the same time, the commission they make on a house sale is astronomical, certainly for the amount of work they do for it. The eventual buyer is obviously paying for all the viewings somewhere

We've just put ours up with a firm that seems to have added 19,000 euros to the price agreed with us, and they told us they charged 3 - 5%, we'vre asked them what the h**l they are adding, but they just haven't bothered to ring us back.

Just make it clear to them that if someone comes along and puts an offer on your place somewhat less than the asking price, then that comes out of their commission. That way you still get your full asking price.

I spoke to someone the other day who viewed a property with Jo from Marbella belles. They liked the property and wanted to make an offer but were told that they had to pay €6000 deposit before they would put the offer forward and if the offer was refused they would get it back. They felt that this was wrong but trusted the woman off the telly and guess what, the offer was refused and 3 months later still haven't got their deposit back.

The trouble here with agents is they all charge what they want and they add this to the price you have agreed, they then in turn give it to other agents who then add their bit on to it. This means your house could be up for sale with 8 agents all advertising it for a different amount. When we enlisted the service of our agents we told them this is the price and we will pay you your commission from this, if we see or hear that this house is on the market for more than we will take it off your books. So far this seems to be working as we have checked them all and they are all on for the same money, hoping the agent that charges the buyer sell it
