Hi Everyone

Has anyone had any experience of trying to get an access gate fitted at the back of their townhouse so you can get directly into the communal area.

Ours was missing for "technical reasons" and we have been trying to get Fadesa to fit one for nearly a year now - still no joy, despite them agreeing to it before completion.

Sorry I can't be of any more help to you, I am new to this forum, "joined today" so don't know my way around it yet!
The Brit we have been talking about, knows exactly what he's doing, and how best to remove the President, and ultimately A.D.A, he wants to set up a residents committee, to run our own administration, and you can't get more open and transparent than that!
He has a lot of support, but not enough, so please try to think of a way to make private contact!

If the gate was not fitted originally then you are flogging a dead horse trying to get Fadesa to fit one.

We had the same problem and in the end we had to agree with our President that we could have one fitted.Conforta then arranged the fitting for us.

They have agreed to fit it and the Manzana have also approved it but on one ever shows up to actually do the work. It appears to be managed from the shed rather than by the snagging office, hence the Fadesa link.

Suisse - nothing to do with your gate but I just wanted to say that the photos on your website have captured the feeling of the area perfectly - there are some fabulous pictures on there. Only trouble is, it's made me want to go back AGAIN!

Same here but only got to wait to the 15th May. Would be interested to know if Suisse built her own website or if it was done professionally? I really like the backgroung and contrast with the black lettering easy for tired old eyes. Some sites have started putting black lettering on deep blue backgrounds I can't read them!

Thanks, the site was built by a chap that used to work for me so I guess you would call it "semi-pro" - i.e. very similar to QPR over the last decade or so .

We took most of the pictures but Neil's watermarked pictures are professional and should link through to his website when you click on them.

suisse, how come they have agreed to fit a gate for you.
When we bought off plan, the plans had gates from each back garden into the communal areas. None of us have gates and so far all Fadesa tell us is, “plans change”. They have even gone so far as to doctor the final plans and tell us that’s it; no gates and no come back.
Good luck in your quest for the gate.

Tony, great news about your gate.
Have you noticed though how Conforta are always there to “pick up the pieces” where Fadesa left off – at a cost naturally. Gates; matching kitchen units; gardens; and so on.
Doubtless your gate cost you an arm and half a leg – shame you and the rest who have had to pay additionally for gates; matching kitchen units; gardens; have paid twice for them – first in the cost of the house and second direct to Conforta or (AN-Other).
Fadesa are laughing all the way to the bank

If you have a copy of the original plan then there is a clear breach of contract by Fadesa and both contract law and consumer law are on your side here your solicitor should have refused to complete or had a written dated undertaking from Fadesa when the gate would be provided.

Of course some Manzanas have such a steep slope to the pool that it would be suicidal to provide a gate and that just shows the lack of thought put into the real plans by Fadesa. In our case the plot does not drain to the sewers provided in the road because they laid them too shallow.

We made it a condition of completion but even then they took ages to eventually agree to fit it. Nearly a year on, we're still waiting for the builder to turn up to do what must be all of a few hours of work...
