100 euros a month is definitely on the expensive side. Perhaps they set it high in the first year as they dont really know what the costs are going to be, and then it can always be modified in subsequent years if there is a hefty float left over.

In my non CE house we pay 60 euros a month for swimming pools, tennis, football court, gardens, etc. I don't see why CE shouldnt be about the same once it gets going.

The pools are the expensive things. Over a certain meterage you have, under Spanish law to employ a life guard. I apologise because my pool is only open from June to september( not good enough for me ) and I do keep fighting the administration people because I want it all year open.

But now you have made me understand why.

I know this all sounds condesending but a lot of you have just smacked me and others, in the face, when trying to help so. I just don't give a monkeys anymore.

Are you on an urbanisation? or have you opted for the more authentic spanish living?

Don't know about other areas, but we pay 318€ a year for urbanisation fees in an urbanisation of just over 100 houses. Includes pool and street cleaning, general maintenance and maintenance of the drains etc.

urbanisation yes
Pool & General maintenance/ gardens, paths, tiles.
cleaning, bin collections,

shared with 68 properties.

life guard.

I do have under ground parking which I pay additional 5 euros a month for electricity

Did anybody attend the AGM yesterday evening for the Townhouses?

Was it anymore constructive than the previous meeting for "Marina Esuri".

The meeting was for the whole of Marina Esuri but as previously explained Fadesa still own three of the blocks and part of the other two. This isn't necessarily because they haven't been sold but have not yet been handed over. In comparison to the number of properties on Marina Esuri there were very few people at the meeting.

AEA are requiring owners to register with them, including bank details, and the info stated that any unpaid fees would be charged at 12%.

Regarding the pools they are not big enought to warrent life guards and in comparison with the other estimated charges the pool charge seemed to be quite reasonable. The charges for each manzana differ according to the number of properties in each block, but I would presume that they all average out to approx 95 euros per month.

Re: the meeting for the townhouses I think is next week and in theory you should get notification but ours arrived less than a week prior to the meeting.

We received notification about a week ago that the meeting was to be held on 14th September at 17.00 hours.

These regs have been out quite a while and which is why I suggested a while ago getting it sorted before taking it over from the builders. I got shot down when I said it needed disabled access, lifeguard (size of pool is inmaterial it is the depth that counts) toilets and showers.
It looks like the builders are trying a fast one, passing it over not up to regs before anyone catches on.
The first thing the president should do is get things like this sorted fast before you end up with the bills to bring it up to scratch.

Help Please.

I know I'm easily confused, but I'm unclear about how many meetings there have been, and whom each covered?

I had originally understood there was to be a meeting on 14 Sept for Manzanna 2 Townhouses only; but then gained the impression other Townhouse Manzannas might also be involved. Silly me, as I was in Sevile on Monday, I checked this with Fadesa's solicitor, but she didn't know about any meetings taking place at all. (No surprise there, I suppose!) So no further forward.

If I have understood recent postings, however, it now seems there have been two meetings this week
- the first was for Marina Esuri
- the second was for the Townhouses.

So three questions (to start with)
1 - am I right about the two meetings?
2 - who or what does Marina Esuri include?
3 - did the second meeting cover all Townhouses?

and just to prove I'm an Esurian of little brain, and can't count,
question 4 - how do I find out what was decided at the second meeting and how it will affect me?

I think you have misunderstood what I have said. I didn't say that the pools don't come up to current regulations what I said was that if the pools are not kept open year round then we are obliged to reapply for a licence. This being the case if any new regulations have come into operation during the pools closure then the pool would have to meet these new regulations before another licence would be granted.
