It won't be a big deal as long as I can get a credit in Ireland for the US taxes I paid. If I can't, I think I am on the hook for about 60K USD + interest.

If the tax treaty worked that would be amazing.

Ireland goes back as far as it wants and the interest is 10.5% /year and the penalty is up to 100% of tax owed.

All reasonable considerations.

The one thing I would change is that I would have taken a 30 year mortgage rather than a 15 and invested the difference in some kind of IRA or savings vehicle.

My understanding is that there are no green cards to be issued to people outside the USA for the rest of the year with some exception categories.
