Accuse an Indian of anything and he/she will cry to high heaven that it wasn't me,but let the Indian accuse anyone else but then its blue murder, this being the case with your answer(expected),something confirmed by the most celebrated politician this century,(sweet tongued, evil minded).I may well personally have some good news on your latest statement of not going anywhere soon (wink, wink).
As for one of the questions concerning services to a establishment, forget it unless you have 5 years put aside awaiting developments, and of course that the building that is supposedly ready is still not a hole in the ground.Another hint Kido speeling mistakes can be seen underwritten in red ,right click and bingo spell checker.

Yeah man.... I have nothing against your cause. It is against the Administrator. When someone like Goan_Friend comes along to help in a decent way, the whole cavalry mobs him along with administrator who sharpens his scissors to isolate him from the mob by snipping away not the insulting and derogatory language, but simple statements like thank you, and then proudly rejoices his achievements with the mob saying he has run away, really stinks. In Britain this is called "Bullying". Reminds me of Big Brother Jade Goody V/S Shilpa Shetty. We all know who won in the end. Not only Shilpa won but made loads and loads of Dosh. As we say laughing all the way to the bank. And who got stoned + Bless her.
Best of luck with the wink wink. It's just that there is no one at home, all the corrupt ministers are busy saving their necks, speaker has resigned,Bankers have cleaned up the coffers,Queen Eli II has asked General Gorden for some dosh as she is runnig out of household cash, Gorden is busy trying to save the ship, rest are in Afghan and I am off to see the Pommies thrashed by the Aussis.
PS: regarding the spell check...ah well who cares about the "Hinglish". Bye..

I do not think the administrators actions were in any way to be faulted,if anything it is I who should feel slated by my comments being deleted.
The country (India) is chock full of feigning Lilly's (Shipla Shetty)fact is if India ever fielded a football team the whole team would be red carded for feigning injuries before half time.
As for Goan friend,we have all heard the same tone, same statements hundreds of times off different lawyers ,advisor's etc,it gets boring. Most of us want out of this hell hole, let this happen in the UK all hell would happen to the perpetrators ,in India the FNs are on our own,no government action to help us ,its all one sided you see, sweet tongued ,evil minded.

I understand that on completion of a project, the builder applies for an Occupancy Certificate and on getting it sends out letters to purchasers asking them to take possession/keys to their units.

Other than construction related problems with the unit which need to fixed by the developer, I can think of atleast 4 things that need to be done by the purchaser:
Please advise what else is required ..

1) Have the unit registered at the sub-registrar and pay Registration Fee (2% ?) and Stamp Duty Fee (2 % ?). Please confirm if these are still 2% each on a property with a sale agreement price of under Rs 40 Lac ?
How long does the registration process take ? Other than passports/OCI/other papers to show NRI/PIO/OCI status what else is required in terms of paper work ? Is there a way to expedite the registration process - like a Tatkal service that some government departments offer ? Can one start living in ones purchased residential unit before the registration process is complete ? assuming we are somehow able to make arrangements for electricity/water and dont mind roughing it out a bit ..

According to the D of E you should not move into your apartment/villa until the property is registered. never mind you have paid for it. Of course, people do.

2) How soon can one apply for a Water connection and make sure that bills start coming in the name of the purchaser(s) ? Is registration of the residential unit a pre-requisite to applying for a water connection in ones name ? Approx how much does this cost if required quickly through tatkal/express channels ?

Water and electricity have to be connected before Occupation Certificate given.

3) Similar to point 2, how soon can one apply for a 3 phase Electricity Connection and make sure that bills start coming in the name of the purchaser(s) ? Is registration of the residential unit a pre requisite to applying for an electricity connection in ones name ? Approx how much does this cost if required to be done quickly through tatkal/express channels ?

This depends on the Electricty Department, and how much you are prepared to 'help' the local linesman. Electricity Accounts - well depends on who you see.
4) How does one go about applying for an LPG connection with 2 cylinders and what paperwork is required to achieve this in an expedited manner.

To summarize the above, other than applying to the sub-registrar for registration, one needs to apply for an electricity connection, water connection, lpg connection in ones name. is there anything else that one needs to do. please let me know if there is.

Once the above is done, we plan on doing basic furnishing, curtains, blinds, fans, lights, air conditioners, inverter, water filter, grills etc and would then like to hand over the residential unit to a reliable/well known property management company in south Goa who can let out and maintain our property on our behalf . we are looking for a company who markets their listed properties well, does a great job with maintenance, pays the bills on time and does not ask us to pay to list with them, rather we expect them to pay us a fair percentage of the rental income and also makes the unit available to us during our short duration visits. If you can suggest such companies in South Goa that would be appreciated.

We expect our residential unit to be ready Dec 2009 and are planning a 3 week trip (that's all the time we can get off from work). Since 3 weeks is cutting it fine considering all of the above tasks, I am trying to establish the best approach that would make it possible to complete these tasks during our dec visit to goa. Again thank you for whatever advise/tips/opinions you can share..
To be honest there is no quick way - you are thinking with our UK head on. It would be wonderful if we could organize india like we are used to over here. Best of luck anyway.

With all due respect to jose 1 and his myopic views on the unparalled justice meted out by the British, perhaps he should do a little reading on the Chagos Archipelago and the brutality inflicted on its residents. Not only did they lose their homes they were also summarily dumped on Mauritius and Seychelles without adequate means of support. Who the hell are the British to do this to islanders thousands of miles from the UK.
Here is an excerpt from the Washinton Post:-
" Forty years ago, on Dec. 30, 1966, at the U.S. Embassy in London, representatives of the U.S. and British governments met, as one participant later put it, "under the cover of darkness" to sign an "exchange of notes" giving the United States the right to create what was to become a major military base on Diego Garcia, an obscure British island in the middle of the Indian Ocean. In doing so they made provision for "those administrative measures" necessary to forcibly deport the entire native population of the island and the surrounding Chagos Archipelago."

1 sunni - I really don't think that Indian's are treated badly in the UK, seriously come on!!! Comments like that only serve to further fuel synpathy for people like the BNP, very unhelpful. To also suggest that Brits living in Goa somehow deserve any sort of targeting as a result of something that may or may not happen in Britain is equally as disgusting as some of the anti-immigrant statements that are on this site.

2 someone said English owned homes are being targeted in Goa, well I for one indian am very proud to have English people in Goa I hope you get to remain there. If you are being targeted it could be something to do with the racism indians get in Britain I do not know but if we were treated better here maybe you would not face it there.

Comments from Sky news today

What Mytriumph states is correct, but this is now, not 40 years ago,why stop just 40 years ago ,go back 100s ,1000s of years if needs must. it was a terrible injustice,it would not happen in todays times. So the question must be do we ,the few English in Goa presently have to suffer injustice for something that happened over 40 years ago?,if the answer is yes then it is a pretty daunting time we all face.
