Found this site yesterday by accident, because of the miserable weather thought I would see what I could find on line. After trawling through the Mr Gloom and doom writings thought to myself where are all the happy people who are inteligent enough to know exactly what they are going into. Our intention is to get out of the bad winters not live there permantly as I would not want to leave my family completely so as I was saying know what I am getting into and don't want it rammed down my throat.

Then I found you a fellow Villa Eva resident to be. I hope you are as excited and pleased with what you are having as we are. I cannot wait to go and furnish it. I was hoping to go in December but as be have not had the deadline yet so it is difficult to book up.

Hi Mick and Sue,

Welcome to the site, as a self styled intelligent person who knows what they are getting in to , i am intrigued to hear that you have only just discovered this site.

This site is probably the best source of information for FNs involved or intending to become involved in immovable property in goa ( i presume you are FNs ) . Please share with us where you got your alternative information from and exactly what you think you are getting into in goa.

An indication as to why you are so excited about the prospect of furnishing someone elses property would also help.

If I was purchasing a Leased property in England would you be warning people of. Leases have been around for many years some are short some long. I have read talked and I am satisfied with what I am spending MY money on not anyone elses - so what is it to do with anyone else. I am joined this forum to meet hopefully my neighbours who I hope are happy with how they are spending THEIR money.

Hi Mike & Sue,

I know someone who bought an apartment in Beckenham, Kent. They then wanted to sell it fifteen years later but couldnt get a buyer because they only had 3 years left on the lease which meant that they would have to pay quite a bit to get the lease extended. The result would have been a net loss. But, wanting to sell meant having to pay to get the lease extended first, which they did, and they are still recovering financially from this.

In Goa, land is not owned by the Crown (who lease land in England). This means that any lease disputes are subject to individual interpretation by the courts and there is very little precedence in Goa on the subject.

I am very curious to know how you reconcile paying UK lease rates for property in Goa and for time spans well below those available in England? eg in England it would be for 100 years. Indians in India generally would NOT be asked to pay thirty thousand pounds for a five year lease. They could buy freehold property for that price.

I can see where your coming from but.....
like Wheaty has said, Goa is a differant ball park....AND with the stringent visa restrictions now being applied, it certainly has got big risks invoved especially for expats who have 'bought' with the view to retiring in Goa. This just cant happen now, and the best you can hope for is 180 days with no qualification for residency.

There are genuine expats like Douglas who spent a lot of money and time setting up home in Goa, done everything right by FEMA, obtained Residency, proved intention to stay and were then given 14 days to leave Goa..........and that was before the government started tightening/changing the 'rules'.

That is why Douglas and others are posting warnings on this site and rightly so.

If people want to buy property on lease your right, that is their business but the Developers and Estate Agents are selling these leases at freehold prices, knowing fine well that buyers will not be able to obtain deeds/title. They are not being honest and they are not revealing the true extent of the current problems in Goa..........and think about it.......why would they?

How many times have there been people on this forum who have said; It's my money, I don't care if I lose it, you're all doom and gloom merchants, hey I don't want to live there so who cares about visas or freehold or short term leasing, it is only the same cost as a car, I am only going to live there during the winter and wow I have just come across this site and even though I've already purchased I don't care what you say.
Some even write in legible English, some write in "Russian" some in "Indian", I just wish that they would write with imagination. I mean " I am joined this forum" do me a favour.
As I have said before, leave them to it whoever they are.

Anybody can be a lessee or lessor in the UK, not just the Crown. Almost all apartments in The City are Leasehold.

Leave them to it, there is more than enough ample opinions and views for readers to make up there own mind. I too will be putting some on my ignore list, at they end of the day 'a fool and their money are easy parted.'

Hi Mick and Sue,

You cannot purchase a leased property, your statement is a contradiction in terms, purchasing property involves a transfer of ownership.

I am aware that leases are available for various periods of time in india and elsewhere , but in the case of a non resident FN the maximum period is 5 years under FEMA.

You are clearly happy with what you are spending your money on and you deliberately making that point. What we are intrugued by, is why you are rejoicing at presumably paying 20 or 30 times more than the five year lease is worth and then planning to spend even more money furnishing someone elses property?

If people behaved like this in england i would be concerned, i am even more concerned when they do it in a foreign country, where in addition, they have no right of entry, restrictive foreign exchange laws regarding inward and outward movement of capital , a dysfunctional legal system and a reputation for dishonesty and corruption.

What you do with your money is your business until you come on a public site and tell us about it, then your statements and actions are surely open to examination discussion and debate.

I am sure that if you stay long enough, eventually you will meet another intelligent person on this site, who is also in denial.

These people may well be genuine, sadly there are a lot of FNs out there who actually dont know the difference between a lease and a sales deed and really do believe the bullshit they have been fed by developers, attorneys, fellow FNs etc.

In order to truly accept the position they are in, they firstly have to tarnish their goan dream , i understand how difficult that can be. Secondly, they have to come to terms with their financial loss and their stupidity, difficult again.

Denial is the soft option, looking for reassurance from like minded FNs is part of the denial reinforcement process.

This thread was set up by Rosemary as a way to meet people who have purchased a property through Acron. We have all listened to the advise, warnings, peoples experiences and every time voiced our own opinion waited for the pack to attack. Cannot understand why most of you are on this thread, why don't yous go over to Goa...Buyers Beware by Douglas and take your discussion there and leave this space to what it was originally set up for, then maybe people who were originally logged into this thread to talk about buying through Acron might come back and continue the discussions that it was set up for
