With the fire inquiry think that building rural will be more difficult in the future, noted that upper beac was mentioned as an area of high risk and I remember the fires and at cockatoo. For me rural with safety is the key, also with easy access to all services.
We will have an on ramp to the new Frankston bypass not far away and it will be great and good for property prices too.

Theres been a station propsed for Lakeside for an eternity, but still cant see it yet. Öfficer South" is the new buzz, its basically the flat part of Officer between the Princes and the Monash. Martins correct there is already a V line out to Nar Nar Goon, haven't heard about it extending, but its flat enough, and sparse enough to I suppose

I think you are right, I do see that property is passing quickly around here at the moment. Baxter is a funny suburb so disjointed, one part right near the freeway another part away up nearer to Westernport Highway.
There are quite a few acreage horsey properties on the market around here too. I am just amazed that people did not sell up a few years ago, talking about ones who are affected directly by the route of the freeway, guess they get good compensation though.

Yeah I'm the same, i like SOME slope and SOME bush but not too much of each. Macclesfield is just a bit too far out, Avonsleigh is pushing it... its also very treey in parts too.... *sigh*
Thing is I'm looking at semi retirement but having Flynn so old (
) has buggered up my plans a bit. That and the fact Leah has decided on a 6 year degree

This one has been on the market for about 18 months now.
It has stunning views as well. I dont know the whole lay of the land, but I know some is steep, but our friends live over the road, and they also have 10 acres, and they have put in a horse arena, paddocks, and also veggie patches, chook run & lots more.
It has a lot of potential, but would need investment. We spent way too much on this place over the last 2 years which we wont see back yet, otherwise I would be tempted to have a look.

We put an offer in on 2 acres and a dooer upper in Clematis last week, We were the second highest offer of four put in on the day it went onto the market and they accepted the offer 10K over ours....the 10K that Matt suggested as our offer to start with 

I dont think thy're gonna come up to often around here, wish this market would slow a bit

Sorry you missed out on the block Hevs, smallish acreage blocks are as rare as hen's teeth now. Developers do not get such a good return on them and planning laws prevent them.
All the land around here has gone, now its just the large acreage that is around due to the zoning.
There is a couple of acres not far away from us on an estate but they want $600 thousand for the land, also one down in established area with great views but smaller and similar price.
Never thought it would happen but property on an acre no views, next to the main road and they want over a million for it.

My neighbour in Rowville (outer east, couple of k's beyond eastlink) has just turned down $1.2m for his double block (1500 sqm) sloping block in a residential estate close to Stud Road. This is about 1.5 times the local land value and while a good area in my estimation, this kind of pricing would exclude many average buyers.
