I think a lot of the downsizing of house lots is due to the change in lifestyle. Compared to the 50s, most families require 2 working parents and the last thing they want to do on the weekend is spend their free time maintaining a large yard.

Also it is in the best interest of the developer to fit more blocks in a smaller space. Local governments know urban sprawl costs them more as that would mean more roads to maintain, street lighting etc. These people are all for smaller lots.

I think in Qld it might be law that the smallest block is now 400m2? I know we were looking at buying Brisbane a few years back and an amazing amount of blocks had been subdivided and 411 seemed to be the size. We were shocked as we had not encountered that before.

Ohhh hey, thanx to our own Lego constructor Mayor Jim Sorley you can fairly easily subdivide blocks into smaller than 411 & build a house as long as the house adheres to the small lot code. You dont even have to get council approval to do it, just jump on the bandwagon

The reason that many are 411 is because when Brisbane was being developed (back in the first half of last century) standard block sizes in the suburbs developed were 16 perches (411sqm) but they sold alot of "double blocks" (32 perches or 822sqm) which were 1 block, but had 2 deeds. Until that theiving conman Sorley got into office, Brisbane was a lovely city, but under his powers, developers (large ones as well as your average mum & dad investor) could subdivide these blocks & sell off half of them without any thought to what would be built there. Sorley & his cronies had their hands in the developers pockets Im sure - they put heritage street controls & Evnironmental & Vegetation protection orders in place which weren't worth the paper they were written on & allowed so much of the older established suburbs character to be destroyed all in the name of money that it makes me sick .

That's interesting! Aguably the fault was with the small plot size in the first place. You could probably see it coming.

Incidentally its not the small sizes I have an issue with, its the housing sizes - too big - the community problems and the fact that in some outer burbs they do attract problem people. I was hearing complaints only last night.

I think the Brighton estate is lovely ! From an ariel view the houses all look cramped & close together, but if you take the time to drive up there you will see it has plenty of space ! beautiful lakes & parks everywhere. The trees are there but have just been planted. Its certainly not my idea of hell.

It looks lovely.

Where I am is the same, there are three lakes, loads of BBQ area's, a golf course, volleyball court (with sand ), tennis courts, resteraunts, supermarket, oh I could go on and on.

The only issue I have with where I am is that there just isn't any garden. I'm not meaning a massive garden, but one that's big enough to sit out in and stuff.

I've attached a picture so you'll see what I mean and yes that is ALL the garden

A few tesco trolleys in there and it would almost be like Crawley or Milton Keynes

That is a small garden Wendy ! but its only a rental isnt it ?so it wont be for ever. I suppose some people like the low maintanance aspect to them. Hope you get a lovely big garden when you buy your own house.
