We have two split systems and never use either of them. Windows open, screens shut front and back and the breeze is lovely. I don't like living in an air con atmostphere; a) it's unhealthy and b) it stuffs you up when you go outside. "Hubby" wants to put in Ducted Reverse Cycle but I just don't see the point. Daikin are definitely the best make, more expensive to buy but you get what you pay for.
Tia, I know nothing about new builds but for future reference (who knows, we may win the lotto) would it not have been cheaper to fit as the build was happening, or is there a reason for leaving it until it's finished?

We were not allowed to have ours installed untill settlement so may be the same reason, the builders would of installed it but it worked out double the price

In QLD you should be able to ventilate your home naturally and take advantage of eaves. These McMansions are a nightmare.
Get a thermometer and open the windows and doors when the inside temp matches the outdoor temp. The breezes are lovely - sorry great when watching the Ashes in summer.
Our house does not get particularly hot in summer or cold in winter.

Reversed cycle is quite easy to install and there is next to no mess at all. Builders won't let you do it yourself before hand over because of the little matter of insurance (things walking out the door) and they won't be held responsible.

You'll pay more for getting it installed during construction - there's a fair bit of coming and going to do, and if you want to take advantage of the ability to do lots of clever things with bulkheads, etc then that's very time consuming...

Some builders are just deliberately awkward unless you're asking them to do it and they're getting a hefty margin on it...

It's just part of the "Australian way of doing things". I can't think of any other country where such an integral part of a house build is not installed during construction.

Nonsense: airconditioning is as much as a part of a build as ovens and other buit-ins (in fact, far more so).

Our A/C and heating system was one of the PC items: *we* determined which of the quotes to accept and paid the builder *that* amount. There was no mark-up involved. (Except that the overall house price obviously included his profit margin.)

From your list there is only one system that will keep the whole house, or rooms that you want, cold or warm thats reverse cycle ducted.
You'd be mad not to get reverse cycle for the winter and although all mounted are awesome to cool a particular room if you want to cool multiple rooms then you've got to have multiple units.

we have a ducted reverse cycle a/c Mitsubishi, 3 Ph, 5 Zones, the best decision we ever made. We don't need it for summer as much as for winter. The cost is reasonable. In my view, many people buy a huge house with a huge living room and then struggle to find the money for a decent heating/cooling system. A huge living room is not easy to keep warm on top some go for cathedral ceilings, another stupid invention in a domestic house.
I believe the right zoning is the most important part in deciding for reverse ducted a/c.
