Ballarat better than Pakenham in real terms. Admittedly Paky is near Berwick and Beacy and established SE.

you've just used the word estate: and 'chain'. isn't there a sense of superficiality? In the East you feel a sense of history and see seasons roll through people's front gardens as leaves turn colour...
