Re: If there was a property crash in Dubai..

Nearly all the reputable analysts are, along with anyone who's got a bit of common sense. Huge new supply set against not-huge-enough demand - it's not rocket science.

And in the other corner are...

Re: If there was a property crash in Dubai..

A property developer encouraging people to buy property? Wow, there's a shock.

You should have asked her if she was prepared to put that guarantee in writing, too.

Re: If there was a property crash in Dubai..

Heh! Note how it's only the people with a vested interest in talking up the market who insist that there is no correction on the way, whereas just about any independent analyst you care to consult...

Re: If there was a property crash in Dubai..

Someone on another forum who'd bought in IC went mental when Suzanne mentioned that there'd been newspaper reports of smell from the sewage farm - "There's no smell here, it's wonderful" etc. Now...

Re: If there was a property crash in Dubai..

That's the problem with banks *everywhere*, I'm afraid... but as you say, in other countries there's a degree of regulation and consumer protection. Here there's squat.

Re: If there was a property crash in Dubai..

Banks will start finding ways around this. We know some people who bought on the Palm on one of those "don't start paying your mortgage until you move in" deals... the bank has now got tired of...

Re: If there was a property crash in Dubai..

If that's an Emaar estimate, I would double it to be close to the real figure :D

Re: If there was a property crash in Dubai..

It wouldn't surprise me if they just swallow their pride and push the deadline back so that they can get the maximum height. Or maybe they'll fiddle it so that "completion" just means that it looks...

Re: If there was a property crash in Dubai..

Cheers  ;)

FWIW, the thrust of the article was that the construction is currently about two months behind schedule; they should have been fitting the glass cladding by now, but there were...

Re: If there was a property crash in Dubai..

I suppose everyone saw that article in (I think) Emirates Today about how the Burj Dubai is going to have to be shorter than planned if they actually want to finish it by their deadline?

Re: If there was a property crash in Dubai..

We're with W10; if we'd actually been here when the Springs first went on sale, we'd have bought. We considered buying last year on one of those 4% downpayment deals, but we did our sums, looked at...

Re: If there was a property crash in Dubai..

FWIW, the entire American property market is in trouble; the American economy ain't too good at the moment, and there's even talk of recession. Florida is just an example of what can happen in an...

Re: If there was a property crash in Dubai..

Anyone two years ago could have been forgiven for assuming that JBR, the Palm and everything else that was supposed to have been finished by now would indeed have been finished by now. Everyone knows...

Re: If there was a property crash in Dubai..

I may be misremembering, but wasn't some statement made fairly recently by some local authority to the effect that developers in Dubai were expected to provide 10-year warranties on property?

Re: If there was a property crash in Dubai..

It's a very nice environment inside, but then just about every new development in Dubai has the lakes and plants etc. The GC has seen some fairly significant increases in value, but like the Greens,...

Re: If there was a property crash in Dubai..

A guy we know has had his Green Community 1-bed apartment up for sale for about four months now. It's a nice place, pretty big for a 1-bed, and the Green Community is meant to be a high-demand place...

Re: A load of hot air....

But it's *not* the only thing you can do, is it? You could also carry on as you are, with someone else paying your mortgage (and happy to do so), and raise the rent next year.

If you want to sell...

Re: A load of hot air....

Crash or not, I wouldn't buy here, full stop. Dubai's been lucky in many respects, but luck doesn't last forever. This is the Middle East at the end of the day - I don't want to buy anything here...

Re: A load of hot air....

Ah, but it's not any more. One of the side-effects of the landlord-driven rent spiral, combined with the ludicrous local method of paying rent six months or a year in advance, is that rents have...

Re: A load of hot air....

I can honestly say that I would. As long as the rental income was ensuring that I didn't have to fund any expenses for the property out of my own pocket, I'd be quite happy, because I'd be the one...

Well, you get nutters everywhere :)

Exactly - you bought for a song, and I imagine that your 50k a year is easily covering your mortgage outgoings and making a profit into the bargain.

Re: A load of hot air....

That sounds like a fair price for a 1-bed to me - the Greens ain't paradise. And if you bought it 3 years ago, you'll have done so for a fraction of what it would cost to buy there now.

Out of...

Re: A load of hot air....

I thought they had, but I misread one of the earlier posts in this thread, one about the Palm Jumeirah.

But that's the whole point being made! Plenty of investors will be forced to ask that kind...
