Know a local realtor who has made a fortune on a nice plot of barren desert that's just a touch too far out. He bought it for idiots to invest in. He always sells it with seller financing, and the hopefuls drop out with nothing in a year or so when they realize it ain't gonna make them rich. Think he's owned it for half a dozen years and sold it the same number of times. Probably paid next to nothing for it. Clever bugger!
