You may be lucky and just get a "surveyor" who does a quick walk around. Some are a bit more thorough, but for a mortgage valuation survey cracks and debris in gutters should not cause any problems....

Not really a wrestling fan; just thought it would be funny and it's kinda stuck now. It's my email address too, so it's not that funny when I have to spell it out to people at the bank etc.......
