Re: Buy property in joint names?

I don’t know.

On the one hand, I suppose the owner of the UK property could argue that they have no access to it, can’t enjoy it as a holiday home, and so can’t use it as a base whenever...

Re: Buy property in joint names?

Bob,

It’s now 2-1 in favour of having to pay notional rental income tax on a vacant UK property.

Just found this paragraph from Blevins Franks:

“This notional rental income also applies...

Re: Buy property in joint names?

Thanks for the replies, Bob. Much appreciated.

Yes, I read about that imputed UK rental income a long time ago on a now defunct blog. Can’t find it anywhere.

And now I’ve got 2 lawyers...

Re: Buy property in joint names?

Hi Bob,

I got conflicting advice as to whether any imputed income is payable in Spain (if a permanent Spanish resident) on a retained UK property that isn’t rented out – or has a large void...

Re: Marble worktop leaking joints

What Pulaski said +1

"MagicEzy stone repair" is used as a seam filler (for joining granite and marble counters) as well as repairing chips and cracks in those surfaces. It's sold on Amazon and is...

Re: Comparing Gestor Prices for form 720

Hi Bob

Yes, I'm aware that if the property was less than 50k euros when purchased, it doesn't have to be declared. I admit, this is where I get confused with the 720:- you could have purchased...

Re: Comparing Gestor Prices for form 720

Hi Bob,

The below is lifted from Blevins Franks. Unfortunately, Mustard's right......

"Have you submitted a Modelo 720 in previous years?
If you have already submitted Form 720 in the last two...

Re: Irish Passport ? Obligations of Irish Citizenship ?

riv,

If you're entitled to an Irish passport through your Irish parents or grandparents, you don't apply for, or "obtain", Irish citizenship - you're already an Irish citizen.

Whether or not...

Re: Tenant Eviction Nightmare -Part 2

It's the logistics and time taken to get anything installed in the flat that's the problem, given that DOWNANDOUT's stuck in the UK and, as yet, has no contact in Spain to help him out.

If I...

Re: Tenant Eviction Nightmare -Part 2

Security doors come with certified ratings - the higher the rating, the more impenetrable, and the more you pay.

A good one is tested against entry using a gas torch, scissor jack, pad saws,...

Re: Tenant Eviction Nightmare -Part 2

Hi DOWNANDOUT,

I was thinking that you ask a gestor for help - them being able to give you recommendations for a reliable, trustworthy keyholder to do the checks. A security firm doing that job...

Re: Tenant Eviction Nightmare -Part 2

DOWNANDOUT,

I do hope your worries come to nothing and it's just your battle-weary mind playing with you.

You mention employing someone to check on the flat every week. Correct me if I'm wrong,...

Re: Roof terrace

Rosemary

I forgot to add that until you speak to the builder, you obviously won't know about the waterproofing system beneath the tiles - or if there is one.

Until then, if you can't see any...

Re: Roof terrace

Rosemary,

It's quite possible that it isn't a build issue at all. It could be that the pointing (the concrete/grout between the tiles) has aged over the past 9 years and showing signs of...

Re: Tax - Selling UK property before taking Spanish residency

According to Blevins Franks' webpage, if the proceeds of sale from your UK home (your only significant asset) are brought with you when you move Spain in the SAME calendar year, you'd be liable for...

Re: Health insurance and Tax

Thanks for the CAB link, Fred.

This bit was interesting:

"Basically all residents have always been entitled to healthcare if not insured due to employment or S1."

That's a new one on me.

Re: Take action against noisy neighbours before we rent flat out?

The accoustic ceiling you've fitted is only ever intended as an additional barrier to an accoustic insulation system. As you've found out, used in isolation, the results can be disappointing.

Re: Banks

It seems that what is new is the standardising of UK banking regs from 1st April. I know that in the past, some banks have allowed it, whilst others haven't.

Re: Imputed rental tax on UK property

I never knew that, Fred.

So, just to be sure I've got this straight, does that mean that if a tax resident has retained a UK home, the value of that property for the wealth tax form is half the...
