I found that probably about 75% of listings want you to view the house in person, they also suggest you have someone look your stead if you can't attend yourself.

So first thing you need to realize is that if you sell your home in Canada as a resident and it's your primary residence you need to pay legal fees and realtor fees etc... there is no capital gains...
