Jericho is correct, a couple of credit checks probably won't present a problem, but anymore will. A private lender will typically offer you more flexibility with regards to percentage down etc. but...

One route you may also want to explore is to contact a mortgage broker. Not knocking the banks, but they have to follow their own guidelines whereas a broker has access to a wide variety of lenders...
