Put more powerful light bulbs in so things look brighter, and put all the lights on if buyers are coming around, even in the day. If you have problems -- cracked walls, signs of damp, peeling paint and such it can pay off to fix it or get someone to do it.
In the end, as you say, a house is only worth what someone is willing to pay for it, but you can make them more willing to pay, because the want this home, the way it feels to them.

Have you "staged" it? We were resistant to the idea, but the suggestions we got for how to make the house more appealing paid off, I think. It was mainly moving some furniture around, but also by moving some out (Either sell or give away, if you're going to get rid of it eventually, or put in storage.) No clutter, everything clean and fresh. Closets with plenty of space in them. Cheap mirrors, throw cushions, and quilt bedspreads. Dollar store candles, vases and picture frames. These can overhaul spaces to an amazing extent.

My house is so clutter free its almost empty
We only moved in 6 wks before we decided to leave
(Long story) And their for never got round to buy much to furnish house with. Have however painted walls and laid wooden floors and now am very much the queen of clean

Could it be a bit too stark? Our stager wanted wine out in the dining room, some house and garden sort of mags in a basket in the living room (from thrift store or library giveaways in our case) and some craft stuff in the basement. Oh, and she wanted most of our appliances out of sight in the kitchen (which seems nuts to me!) but not the cappuchino maker. That should be out. Really, I was rolling my eyes, but she was probably right!
You've probably done all that sort of stuff, but I thought I'd mention it in case.

I never even got around to unpacking, half of what we brought....its still in its boxes it came to Canada in
We rented to start with and couldn't see any point in raving stuff out hehe to pack up again........And as i said 6 wks after buying.....

Really just want to come out of this with enough to get us home.....without losing anymore money then we already have, and with the realtor fee's thats not making it very easy. I have just had the realtors round and they said that the sales this yr are already down 50% on last year.

Here in Perth we have Home Opens (not sure how many sales are made through this system but we sold our last two homes this way) we have made it "show home" presentation but still homely, anything we don't need or used is packed away....little personal nick nacks are not a huge "pull" for selling homes so tidy a lot of personal pictures away etc...homes here in Perth for the first time in 10 years are selling very, very slowly and at a much lower price than they were worth last year which is just our luck....we really need to sell this home so that we can buy asap (we will rent for a short while in the U.K if we can to have a good look round) we all just want a home again...but if push comes to shove we may have to rent this house up and save up like mad for air tickets etc (gulp) not what we wanted!!!!

But when we all get back to the Uk, we will be renting, altho the temptation to buy will be pulling at my sleeve.......The houses are dropping fast now in the Uk.......but we are constantly being advised not to rush into buying before the end of this year
I had an open day on sunday ( 2pm till 4pm)
The realtors kick you out here, when someone is viewing...........But i understand i had half a dozen viewers including an english couple...who apparently complained about the step down into the sunken lounge
My house is 3 storey, so they had afew steps to climb to get through the door anyway
but that was fine

Half of my family are already back in the Uk ( hubby and daughter).......Me and son waiting it out here
But when we all get back to the Uk, we will be renting, altho the temptation to buy will be pulling at my sleeve.......The houses are dropping fast now in the Uk.......but we are constantly being advised not to rush into buying before the end of this year

I should buy a bell and start ringing "Bring out the Buyers"....(the way the market is here in Perth I may as well be saying "Bring out the Dead"!!!!! because the market here at the mo is dead...but stay positive..it just takes one buyer!!!!! I'd like two though to be haggling and my house price goes through the roof...but I'm not greedy and one will just do fine........!!!! just one....anyone....!!

Thanks, we are thinking of sending our oldest son home to stay with his Grandad if we do not sell before August, just so he can start the new school year at college!!! to sell our home it will cost us just over $12,000 if we sell within the first 6 weeks and more after that!!! I just cannot wait to get home and have my own front door that feels like "my home" we have a larger home here (there are huge homes here as well as smaller homes) and it's only 18months old, it's lovely but not home and we just want to sell asap!!!

I was so worried about daughter going back and starting senior school. She's just turned 12 and was in a village primary before we came here, and the Canadian Elementary she went to here is so laid back
I was having palpatations
thinking about her...............And she absolutley loves it, she's joined swimming and playing in the football team, none of which she would do here.........well

We both loved Donny - my gran and cousins all live in and around Donny. I have to admit one reason i am thinking of going back is to help my gran. My Aunt (by marriage) is trying to get her in a home. (as long as it does not cost my aunt a penny that is). But it would kill my gran, she is already in a warden ran complex and could proberly stay there. So i find my self trying to help her from here. I have been on the phone with the local nhs and old age concern and her gps as well as my aunt to try to help. It is hard from over the pond to do what is needed.
I miss donny's asda, primark, tesco online, i miss the race days, i miss soooooooooo much. it may seem silly. My hubby misses his old job- he loved it and yorkshire - lol i think he was a canadian born yorkshire man!

Anyway my mum died on New Years day just gone
before i could get back. I dont think it has fully hit me yet being here.......but i'm sure once i get back it will hit me like a ton of bricks.

Went off Asda when Walmart took over....So hubby is Canadian
