I disagree about buying properties with a tenant and not with vacant possession, from an investor's point of view I'd be wary especially with the current rent "laws" . Because you're stuck with tenants protected by the current rent cap and without the potential to earn "current market rents"

I didn't follow this one ... but when I see my name quoted I get a bit intrigued. Did I say something wrong there
However, back to that original topic ... the issue was whether to buy off-plan or ready to move in; and my preference was 'ready to move in' - even better with tennants. IndieGirl's argument was about the 'tennants in' and not about 'off plan' so I did not argue much ... however, even today I am not sure that her position was necessarily better then mine. Without tennants - you have to search for tennants - and once you have them you are still stuck with the 'law' and the rent cap; aren't you?
When you buy with the tennants - you already know the rent (and that you are stuck with the law) and it is up to you whether it makes business sense to you to buy or not. There is at least less uncertainity with tennants then without? Or perhaps not?
So who was lady that needed to know something about this before?
