I disagree about buying properties with a tenant and not with vacant possession, from an investor's point of view I'd be wary especially with the current rent "laws" . Because you're stuck with tenants protected by the current rent cap and without the potential to earn "current market rents"

Thanks to Gareth's link I am reading up on old post. Now if only that other lady had read this in time.

Just to clarify - the post in black was Dibalo's and my response to him was in red

Awful for expats who are servicing a UK mortgage.

Wonder if there are many Brits/other Europeans (not expats) investing in property here....

I have got two friends who have bought on the Marina and they don't live here. I think there will be alot of 'outside' investors.

90% of all of the property investment has come from within or mega wealthy cash buyers.

Brits are buying, but not in massive, massive numbers.

I didn't follow this one ... but when I see my name quoted I get a bit intrigued. Did I say something wrong there

However, back to that original topic ... the issue was whether to buy off-plan or ready to move in; and my preference was 'ready to move in' - even better with tennants. IndieGirl's argument was about the 'tennants in' and not about 'off plan' so I did not argue much ... however, even today I am not sure that her position was necessarily better then mine. Without tennants - you have to search for tennants - and once you have them you are still stuck with the 'law' and the rent cap; aren't you?

When you buy with the tennants - you already know the rent (and that you are stuck with the law) and it is up to you whether it makes business sense to you to buy or not. There is at least less uncertainity with tennants then without? Or perhaps not?

So who was lady that needed to know something about this before?

I was merely confirming to Indie Girl that I was referring to her quote. I think your name got muddled up in a multi qoute or when the quote facility was used incorrectly that is all. The question was posed on another thread about someone purchasing a tenanted property and being unable to move in at the end of the current tenancy period. If like that lady you are purchasing with the sole intent of making that your family home then I would not concur with purchasing a property with a tenant.

Investing with dollar based downpayments? Are you sure you're not one of my clients?!
