Dalston and San Francsico, now there's two names I didn't expect to hear in the same sentence! Dalston bloody Dalston. I've always like Green Lanes, but I think that's a bit eastward from Dalston itself.

My parents were slum cleared from the east end so when my daughter, then living in Limehouse (rent GBP500/week) was looking to buy a house and said "we're pretty much priced out of Dalston" I about spat out my moose stew (or whatever it is we eat here).

Long before it was considered one of the ‘coolest places in Britain’, cool young creative types flocked to Dalston to enjoy the buzzing nightlife, vintage shops and quirky cafes.

Was in Vancouver today and surprising how many clearly vacant houses there were.
Most seemed to be waiting for the wrecking ball for condos to be built.

Assuming they are not owner occupied, or investment properties that sit empty or are rented by the night on Air bnb.....
I was only in Vancouver as I needed an aquarium supply and the Fraser Valley lacks decent fish stores... lol
I am trying to convince the wife we don't need a car, if we had no car, we could possibly afford to live in Vancouver if her job moves which it may.

I was in a poor mood yesterday, always am when I have to make the haul into Vancouver for something....
Now if only they could just totally flood the condo market to bring rents down to the 800/900 level for a 1 bedroom downtown....

Taken from an article in the FT yesterday. Figures are probably worse in parts of Canada but you get the general idea.
https://next.ft.com/content/6fe16224...6-444ab5211a2f
Rising housing costs have had the same effect on disposable income as adding 10 pence to the basic rate of income tax, according to new analysis by a think-tank.
The finding will add fuel to the debate about the toll high house prices and rents are taking on younger generations.
There are sharp regional and income variations. For lower and middle income households, the share of income spent on housing has increased from 18 per cent to 26 per cent over this period, whereas higher income households have seen a smaller rise from 14 per cent to 18 per cent.
Eight years of low interest rates have partially offset low wage growth. But house prices and rents are rising far faster than average incomes, particularly in south-east England.
The typical London family — where prices are double those in the rest of the country — spends about 28 per cent of its income on housing costs, compared with 18 per cent in Scotland.

So thats about equivalent to a 30% rise in the basic income tax rate
Which seems about right judging by the struggles people have to survive in expensive housing markets.
