Properties in Calabria

Hello all

Anybody buying ( or thinking of buying) a property on one of the new developments in Calabria ?

If so could you please let me have your thoughts on the area and the properties that are available.

Any tips, suggestions and the best location.............or where to avoid.

Thanks

Mel

Hi folks,

I have just returned from Calabria and a wonderful 5 days inspection visit. I stayed on the East coast in a place close to Rochella Ionica. I have put a reservation down on a property which will be built come the end of 2009. The area is stunning and with the beautiful beaches on one side and the mountains on the other you cannot fail to be impressed. The locals all seem very friendly and are more than helpful to tourists. I understand there have been a lot of restrictions placed on the developers regarding positioning and height of new builds. I cannot wait to go back. But am at present looking for a Lawyer who is based or has offices in Calabria.

Regards

Re: Properties in Calabria

While I appreciate the advantages that new developments bring to Calabria in terms of badly needed jobs for the locals in the area, I am glad to hear that the authorities there are putting restrictions on what and how can be built. I hope that the Regione Calabria follows the example of Sardinia and avoid turning Calabria into another Spain, ruined by over development. Something that as an Italian I really don't want to see.

From what I have been told by people I know that have connections to Calabria, Catanzaro is not the greatest of areas.

Re: Properties in Calabria

I am not long back and purchased in Brancaleone which is a stunning beachfront holiday destination on the South West coast. The development has everything from an 18 hole golf course, shopping centre, beach club, tennis, crazy golf...... everything you can think of. It is around 40 mins drive from the closest airport in Reggio de Calabria where the low cost flights will be flying into. Reggio is next to Sicily and you can get boat trips over in about 20 mins. Please PM me or e-mail
if you want to know any more about it. Can´t wait to go again, it is a fantastic place.

No I did look at that development among others but decided on Jewel of the Sea after my visit due to the facilities. Some of the other developmens promise facilities but how much would the community fees be to keep them up. Jewel of the Sea has around 500 units like a mini village therefore they have enough people contributing to the facilities, if you only have a few units then think how much the fees would be?

I can see your point of view, but have you considered that it could depend on what your condominium fees pay for. If it pays for drives and path repairs, repainting of outside of all buildings, repair of all roofs, all the outside lighting, more than one pool to maintain, upkeep of other extensive areas, etc, etc, it could be a similar annual cost because it is so large a site to maintain. Have they given you a ball-park figure? It also depends who in the end will be in charge of the condominium fees. Will it be down to a committee of property owners or is the developer in charge of the fees?

Re: Properties in Calabria

As in most places the developer will run the community for the first year and then it will be handed over to the owners to run with the administration company.

They are looking at a figure of €480 per year per unit, I am sure this will go up and be more like €1,000 a year but even at that it is still reasonable. This fee will cover the upkeep and maintenance of everything on the site, gardens, pools, community lights etc.

I think you are correct. Most developers quote around the 400 ish mark but in reality its often a lot more. Though I there must be incidences whereby its cheaper or the same. Perhaps someone on here would be able to say what they were quoted and what they really pay?

I wouldnt think it would be more than 800-1000 euros, so you are not far wrong.

I have just reserved an offplan development in Calabria.

Has anyone got any recommendations for English Speaking local legal companys that can do conveyancing?

What are other peoples experiences on legal side?

Thanks
John

The legal company I am using is called Giambrone & Law, they are based in London but also have people out in Calabria, seem to be one of the larger companies operating out there for various developers. If you look them up on the web you will find them.

Thanks Austin.

What are their fees ?

Re: Properties in Calabria

We are paying 1,500 pounds but I suppose it would vary depending on the development. I purchased in Jewel of the Sea.

We visited Bianco in Calabria about 16 months ago looking to find a holiday home,we were shown the site for San Rocco 1 which we thought looked good. The only thing that bothered us was the artists impression of what was next door to the developement,it was nothing like what was there and we lost all confidence in the purchase.Does anybody know how far this project has got ,it was supposed to be finished by Christmas 07.

I have bought in residential amusa, just back from an inspection visit. I have been told completion is 1.12.2008, however some other sites i have seen quote it as 1.6.2008.

What date have you been quoted?

Cheers

Re: Properties in Calabria

Go on your own. Take about 5 days if you can. Book your own appointments in many different areas. It is amazing when you get to some areas how shocked you can be. (good shocked and bad shocked). Look out of season (like now) and especially when its not baking hot. The developers will tell you what you want to hear.

Are you happy to buy into a development of mostly all English people? (I imagine you have already considered this). What is the infrastructure like now in your area.

Check out the airlines. Already it is rumoured that Thomson fly have pulled out Calabria for the next Summer season, which leaves you with Ryan Air only. If they pull out in the future, will you travel from, say, Naples or Rome? Developers will insist that air travel will grow due to demand, but have seen this happen in Spain, only for few years down the line the cheap airlines to all pull out.

Are you happy to drive in Italy - if so, have you tried it? (It takes a bit of getting used to for some people).

Have you added up the costs of communal charges, all utility bills, mortgage (if you need one), airline tickets, etc etc?

How often do you plan to use it? Do you plan to rent it out? If so, you are heavily taxed (so I'm led to believe) on rentals.

It might be the best thing you ever did.

I wish you luck.

Re: Properties in Calabria

Mrs Teapot??

Your advice is spot on. I went over independently and had the opportunity to travel around and see all that was available with no pressures.

Thomson have pulled out i think. Lamezia airport has just announced a major expansion to accomopdate Ryan air and Crotone Airport has just been taken over by a major investor with ties to Ryan air also. So hopefully things will get better on the travel front.

Im not certain , but i think that this bianco site didnt go ahead due to planning. People who reserved were transfered to Coulonia or Isca.

Things are not sounding particularly great at the moment, reading this forum. I put down a reservation in April and i am still waiting my contract. My lawyer is having difficulty getting hold of Medsea. Is anyone else struggling with this?

Re: Properties in Calabria

Some people seem ok with them , others not. But if you don't get a contract , they don't get the money.
I think some should have completed at the first Isca phase last week and some at Marasusa at Tropea. I know one at Marasusa that didnt complete to plan, not sure why. See th epm I sent you.

Re: Properties in Calabria

I struggled to get hold of both Medsea and Giambrone & Law when San Rocco 2 went wrong at the back end of last year because they didn't have planning permission! However it now appears to be back on track, albeit in a new 'improved' location near Isca Marina and I appear to have benefited from a slightly larger Apartment on a higher floor so fingers crossed it all works out!
;)

Re: Properties in Calabria

I have seen other buyers talking about the development being "moved".

So its a different development then surely. Bianco must be 20 miles from Isca.

Same Development in that the name,,number of properties, layout, prices etc are the same but different location. Took us about 20 minutes to walk from the Train Station when we made our own way there in the Summer. I think the Station was Soverato but can't be sure. Anyway it was a good location so we're hoping it lives up to expectations.

I’m Italian journalist and I live in Isca Marina in Summer, I hope you have no problems to came here. About SanRocco2 I kown for sure that they have all planning permission from march 2007. The works go very well, the apartments are built at 60% .
A few days ago it was open a winter olimpionic swimming-pool near San Rocco2, near the sea, with bar, shops, etc.
The locals are waiting for you, a lot of them are studying English ( like me).

Hi Paulo,

Good to hear from you. Your English is very good, hopefully my Italian will be half as good in about 20 years time!

Regarding the swimming pool,is that the big building behind the development?
If I remember correctly it had a green roof.

Keep in touch.

Ciao :)

Hi Jeff,
Yes, the swimming pool is behind the development of San Rocco2 and Isca Dream.

Additionally, they are building a restaurant behind the sea in a beautiful Vip Sporting Club,

Your can learn Calabrian, our regional :thumbup:dialect.

Ciao e a presto!

Paolo
