I heard it was a fire and would have been prior to 2000 - I've never found any record of it though, so could just be rumour!

Well if you've not found it then it can't possibly exist.:nod:

It's not an area I would choose to live, in honesty - although there's some lovely houses, the area is known for being a bit rough. A family member lives on FairLeigh North (just along a bit) and a friend lives on Rosslyn North - both have a crack house for a neighbour. Barton is really quite run down; Centre Mall has been updated. The area around the General Hospital (and along Barton generally) is known for hookers.

Delta secondary school is one of the worst - my step son taught there for a while. Scott Park School has closed down, there are plans to build a new one serving a lot of the "North End" Secondary School Revitalization » New North There's a 1 year old 'junior school' in the area which has some good reviews.

Having said all that - generally speaking the area is relatively safe, the people friendly and the area is slowly being 'gentrified' (though the North Enders would probably disagree).. many from Toronto are moving into Hamilton. There's several posts on this website that you might find of use. You can see some photos here (though some of them are out of date) There's a good article on the area here: https://hammerhomestreetphotography....10/31/stipley/ Edited to add, please note that the hammer link contains profanities and adult topics.

:)

Thank you ever so much for the detailed insight, sorry to keep badgering you

I'm not Siouxie, but FWIW these would be my picks from the ones you've listed, and given what you've shared with us wrt what you're after:

2) 74 W 27th St, Hamilton ON L9C 4Z9 Canada,
That should be a pretty nice area. Scenic Drive pretty much does what it says on the tin ;-) close to a school, pool, and IIRC you're after proximity to public transport and shops. Westcliffe Mall has a pretty good Food Basics, and you're ~200m from the 34 bus stop that'll take you downtown.

7) 18 Mulberry St, Hamilton, ON L8R 2C5, Canada
Steps from James North - so no shortage of shops, etc within walking distance.
No idea about the schools there, but in terms of walkable, access to public transport, etc. you couldn't be in a better location for being car-free. Lots of HST buses go along James North, very close to West Harbour GO station (and the other one, which is also the coach station, isn't that far and an easy hop on HSR) and in that respect I'm struggling to think where you could be better served.
Walking distance to enough stores to get all your basic needs met (including a couple of bloody good asian supermarkets - Nations in Jackson Square has a pretty good regular deli too, IIRC. I use B&T store on Park and Cannon which is 2-3 blocks from that house). The remaining Portuguese/Italian grocery stores and bakeries on James N are also fine. Ola bakery/cafe is great, I always nip in there for their amazing Portuguese custard tarts when I'm passing by!
My cousin-in-law used to live on Murray (a few blocks north, between the same streets) and had no troubles there. They only sold up due to relocation, and are kicking themselves now for not keeping the place :)

The mountain place *might* be better for (middle) schools, and as far as I am aware should be a perfectly fine neighbourhood, but Mulberry would most likely be a *lot* less hassle if we're taking in to consideration being car-free with very young'uns in tow. Particularly in winter.

Hope this helps!

1) 196 Victoria Ave N, Hamilton ON L8L 5G1, Canada, No!
2) 74 W 27th St, Hamilton ON L9C 4Z9 Canada, Nice area, not sure about transportation.
3)36 Fairleigh Ave N Hamilton ON L8L 6H2 Canada, No! Not a good area
4) Hamilton L8T 4R1 ON, Canada Yes - 2 schools close by, Food basics close by, Metro one block away, for groceries, close to bus route
5) stoney creek, ON, Canada Depends where - transport isn't so good
6) 26 Darlington Dr, Hamilton, ON L9C 2L7, Canada Yes - reasonably close to schools, stores
7) 18 Mulberry St, Hamilton, ON L8R 2C5, Canada Downtown, close to everything but I don't know it well (see review by bg)
8) 30 Fairleigh Ave N, Hamilton, ON L8L 6H2, Canada No!
9) Rymal Rd E, Stoney Creek, ON L8J, Canada It's a bit isolated
10) Hamilton, ON L8L2N4 No! (Awful area - but if you go to 'South' it's not as bad)
11) 14 Kirkland Ave, Hamilton, ON L8V 3V9, Canada Yes, near to Limeridge and schools, easy bus transportation
12) 45 Crossings Way, Hamilton L0R1P0 ON, Canada Not sure where this is!
13) Hamilton, ON L9C Yes, Good area, with easy access to transportation, shops etc. (I live in the postcode, lol)
14) 155 McMonies Drive, Waterdown, Waterdown L8B 0A6 ON, Canada Not sure where this is but Waterdown has very limited public transport

Sorry about the amount but really appreciate your insight

No worries! Glad to help if I can.. others hopefully will also give their imput (it's always good to have different viewpoints).

I would absolutely avoid any street/avenue with "North" in it, apart from James North or any road/street/avenue that is "North" of Cannon/Main. The areas are not great and not somewhere I would live, given a choice.

To check what is nearby, if you get up Google Maps and imput the address, then click on 'nearby' and imput 'school' or 'grocery store' etc., it should show you them - or put it into padmapper or realtor.com - and see the walkscore.

:)

Edited to add, check out the police tracker http://communitycrimemap.com/?addres...ate=14&zoom=12

As I recall, the OP is looking at a rental for now, I'd be inclined to agree with this.

However, it's fair to say that it *really* does depend on the immediate area in question. Even a block or two can be a huge difference... so while as a blanket statement it's a fair enough way to make a more workable shortlist, there may be some hidden gems that could be lost. But there are enough better options in that list not to worry about it for now!

Agreed it does - there are 'some' lovely streets, but bearing in mind that there will be the Mum and kids walking around, I wouldn't recommend living in a lot of those areas. I've friends and relatives that live around Fairleigh North, Rosslyn North etc., pretty dodgy with crack houses in the vicinity. My son lived around Hughson North (Barton End) for a short while and he wouldn't even let me wait for a taxi on my own at night!

Having said that, as I've mentioned before - the people are very friendly and whilst some are a bit on the rough side, mainly really helpful. I just wouldn't want to live there full time!

:)

Are there nice areas in Hamilton where rent goes for less then 850/month?
