Feeling bit fed up
Just thought I'd come on here for a bit of a moan and to sympathise with Gay a bit.
We have had our house on the marked for two weeks now and were assured that the first two weeks would be really busy for us with viewings, yeah right! We had two viewings on Saturday and that's it, they both amounted to nothing as well. We have had to ring the Estate Agents to get feedback from these viewings and we just don't get the impression that they are doing much. We know it's early days but we are not getting a good feeling about this, should we ride it out for another few weeks or maybe look to move to another Estate Agent? Hmmm, I don't know, might give them until the end of this week, then if we haven't had anymore viewings go and speak to another Agent. Sorry for moaning, I know there's others out there with worse problems than us. Chin up girl, for goodness sake!!! |

We went through this when trying to sell our place. My advice? (for what it's worth), wait til next Monday, see how widely it's advertised (WMN for example), if you're not getting the publicity/viewings/feedback, switch agents quickly. Also weigh up whether its worth the extra cost to go multiple. I really would advise against letting your property stay on the market with little activity, after a couple of weeks people may think there's something wrong with your property if it's still on the market. Two weeks isn't very long and before you go to another agent check the contract you signed. You will probably find you are tied to your current one and if you go to another it will be double commission!

Well, interest rates are expected to go up next month and from what I understand Cornwall has the highest ratio of house prices to incomes in the country and is largely reliant on people from outside the area buying houses. I wouldn't expect to sell it fast.

If i remember correctly our contract with the agent was 12 weeks before we could change.
As others have said it is still early days and i don't think it matters what agent you use they are all as bad as one another. We didn't think ours was very good and kept being pestered by other agents who said they could shift it but when i spoke with a guy up the road who was with a different agent he had the same thoughts about his. |

Have you considered selling the property yourself? I am working on our house now to get on the market at the end of May (hopefully) and we plan to try and sell ourselves if at all possible. We're getting a board made (£30), having open weekends plus allowing people to just knock on the door and pop in.
We plan to buy our address as a web address e.g. www.12brownstreet.co.uk and make a web site with very detailed pics and descriptions. I am lucky enough to have a partner who is extremely I.T. literate and will be the master of most of this, however, making the signs, creating your own details, having open weekends etc are all easily achieved. I really understand feeling fed up. We are both very frustrated at the moment and feel like the move will never happen. I'm trying to loose a little weight before my medical (for my work permit) :o and also trying to decorate the house plus working full time. I'll admit I've become a little overwhelmed so as a result have just done nothing on the house and then felt constantly guilty and stressed as a result! This is what my mum was told recently (I am presuming that this is based on where she lives), average time to get offer on a house is 8 weeks, ratio of viwing to offers is 1 - 8, they have had approx 30 viewing, 4 offers, 3 of whom withdrew. One is still on the table and currently in the very early stages of going through, people have got provisonal mortagage offer, but no surveys or searches done yet...Could potentially all fall through. Can well sympathise with you, our house is on market now, like you we thought 1st few weeks would be full of fewings, nope, we also thought that there would be a fairly high offer which didn't come in. We have had 4 offers which 3 were very low, 4th is finally near where we want to be. It will happen, just takes a little bit of time. Have you tried checking how much the agent is marketing property, is it in local papers/websites?
i agree with the other posters though you probably will be tied in for at least 12weeks. Are you in a desparate hurry to sell, besides you wanting to be in canada ASAP, if you're not, then it may pay to leave it for a few weeks see how it goes. If you do need to sell your house PDQ then think about going multi agency, but remember that will cost you more in agency fees. Good luck to everyone selling their houses. Ours has been on the market for 4 weeks - 1 viewer! Another appointment for Thursday. We too had hopes of lots of viewers when it first went on the market - it took 2 weeks for the first!
It is difficult knowing what to do - our agent is quite pro-active but says business is quiet (another agents locally says the same). Perhaps buyers are worried at the possible/likely rise in interest rates and the lack of fixed-price deals? Could someone locate the house-selling dancers and send them on a tour of the BE houses for sale? PLEASE???????? Joanne :thumbup: |

Not only can I not sell my bloomin' lovely 4 bed house but I am having problems coping with being thousands of miles away from my hubby - the stresses and strains of life are unbelieveable and am really fed up. OK moan over - what a nice thread to say u are fed up in :cool: |

Good luck to you all and I hope you all have offers on your house soon!! When selling our house we could have gone with other agents that were slightly cheaper but we chose an agent that were good at mithering! lol we knew this from being at the other end and buying from them! lol
We sold our house in 4 weeks which I think is pretty quick... so those of you at 2 weeks I dont think that is long at all so still time. We didnt have a lot of viewers about 3... but you only need that one who is interested! Goodluck! |

This emigrating lark is such a helter-skelter of emotions! It must be really difficult when your OH is in Canada - I would find it really difficult to be nice and positive to him when I felt I had the bum deal! Emails wouldn't be too bad but phone calls would NOT show me as a happy bunny - I would end up either in tears or arguing. How about a nice big glass of wine? Might help you sleep? You all have my sympathies....to an extent.
Way back in Oct 04 I put my UK place on the market and a month later left for Canada. I finally sold it in Oct 05 for 20k less than original asking price. In the intervening period I had bought a place in Canada and was paying two mortgages for 4-5 months. The stress of all this was just about intolerable and the relief when the house was finally sold was only tempered by the collapse in the bloody exchange rate at the same time. Still, they say what doesn't kill us, makes us fat so I put it all down to life's rich tapestry and moved on. AX |

It's a downright lie I am sure of it LOL We had ours on for three months and one viewing, in the end we sold it privately for £16k less than it was worth but the stress relief it gave us was immense and the property value over here now has probably evened it out so I wish all of you the best of luck and if you can, maybe consider dropping the prices just to ease your minds (I know it's not possible for everyone and it upset me a bit to have to drop ours so much but you do what you gotta if you can...) Hang on in there though everyone and your dreams of being here WILL be a reality and you will think back on this with, well sh*t memories but at least you will be remembering them in a new country!! we had the same anxiety trying to sell our house we were on market for 4 weeks then dropped the price, we have now sold to first time buyers, so cant be bad. On market in total for around 6 weeks. Not many viewings, even though the estate agent said market moving very quickly, it didnt seem to be happening for us. Check the contract you signed with the agent though, we were tied with them as sole agents for eight weeks. Anyway hang on in there it will happen!! Sally xx |

Thank you ever so much, to everybody who has replied, you have given excellent advice. I have checked with our details that we signed and we only have to give the agents two weeks notice if we want to leave, so not too bad.
However, we have decided to give them another couple of weeks to see how things go. :unsure: Gay, bless you, can sympathise with being away from your OH for such a long length of time and being responsible for everything at home, my hubby is in the forces and regularly goes away, althought he longest trip away that he's done is 6 months. Good luck to all that have their houses on the market, I'm sending out good vibes (and keeping a few back for us as well :p ). Karen |

Know how you feel, we,ve had house on market since Dec, hang on in there it is early days, we have just accepted offer on ours after having been let down at the last minute by the last prospective buyer.. We got fed up of showing people around who didnt even have their own house on the market, we asked agent to send us only those who were in a position to complete.Keep your chin up, it will sell......:) I said a prayer to St Joseph for you, worked for me.... |

Have you considered selling your house privately? have a look at http://www.houseweb.co.uk/. It only costs a few hundred pounds to sell (not like an estate agent). You still have to get a solicitor but thats stilll cheaper than paying an estate agent, we priced on up at and I think it was about £500. We are considering doing this and saving ourselves a lot of money. The buyers contact you direct so it is more convienient for viewing times, and I think that you know the local area so much better than an estate agent (schools, shops etc) so can tell them what your house has got to offer. Have you tried internet sales options like "Houseweb"? We put our house on the market with them way back in Jan '06 and had quite a few viewings. In the end, we didn't sell through them as we had a fairly unique property (it eventually took a local agent nearly three months to shift it - and they really pushed!!) Houseweb get round the 'sole agent' bit by being a publisher - they simply publicise your property on the internet, linking to property pages etc. They do a package that includes pictures and a 360 virtual tour all for about £300. If you get a sale that's a lot of cash saved. Just a thought... Simon:thumbup: |

Don't give up hope.
We put our house on the market in early March and already had someone who wanted to buy it lined up but they had their own to sell. Up to last weekend we had 6 viewings and everyone who viewed it wanted to buy it but had their own places to sell first. We accepted an offer but the buyer's chain collapsed and whilst we were under offer another interested couple had sold their house and found somewhere else to buy. We accepted another offer and the same thing happened again. So two chains collapsed and whilst we were under offer we lost two other buyers! Our solicitor told us that we needed a miracle as with the time left it would be impossible to find a proceedable buyer and go through to completion before we leave for Canada on 21 May. Yesterday that miracle happened. A couple came to look at the house, loved it and agreed to buy it. Whatsmore they will simply have to get their cheque book out to pay for it as they have the cash and don't need to sell their own house first and have agreed to complete on the day we leave. Someone, somewhere must be looking out for us as we have had more than our fair share of luck recently. Good luck to the rest of you and hopefully our situation gives you a bit of hope - miracles can happen!:thumbsup: |
